The following comments are the results ofthe plan review for the proposed project. Our review is based on
the Minnesota State Building Code MSBC with the adopted amendments from the 1997 Uniform Building
Code UBC; the handicap requirements of the Minnesota Accessibility Code, Chapter 1342; the Minnesota
State Fire Code MSFC with the adopted amendments ofthe Uniform Fire Code UFC; and the 1991 Uniform
Mechanical Code UMC.
1. Separate permits required for plumbing, HV AC, fire sprinklers, electrical, fire sprinkler alarm, etc.
UBC106.3.1
2. Fire sprinkler shall be monitored as approved by the City of Prior Lake. MSFC 1003.3.1
3. Enunciator panel shall be located in the front vestibule MSFC 1003.3.1
4. Provide soils testing UBC 106.3.2
5. Provide structural engineer's plan for protecting adjacent buildings during construction UBC 3301.2
6. Provide Architect signed plans UBC 106.3.4
7. Provide information on location, construction of rated firewalls. UBC 106.3.2
8. Locate assumed property lines for walls that adjacent to the public ways or easements without structures.

9. Provide civil plans that include connections to city water for fire sprinkler. UBC 106.3.2
10. Provide details on roof drainage discharge and termination. Roof water shall not discharge to adjoining
properties from drains or scuppers.
11. Provide fire department lock box. Lock box order form included.
12. Provide cross section on both stairs. UBC 106.3.2
13. Provide interior finish and ceiling information. UBC 106.3.2
14. Locate fire department connection and post indicator valve. UBC 106.3.2
15. Fire department connection shall be located within 150 feet ofa fire hydrant.
16. Provide engineered structural plans singed an engineer UBC 106.3.4
17. Provide Special Structural Testing and Inspection schedule by the engineer of record. UBC 106.3.5

24. Mechanical contractor must provide 15 CFM fresh air ventilation per occupant in all areas. Submit

25. See approved plans for locations of required Exit signs and Emergency Lighting. UBC 1003.2.8
26. Hand rails on stairs shall extend 12" beyond the end of the stair tread riser at the top and 24" at the
bottom on one side of the stair and 12" beyond the risers on the other side of the stair. UBC 1003.3.3.6
27. Rear exit stair landing shall have a minimum landing of 42" in the direction of travel. UBC 1003.3.3.6
28. Provide Handicap toilet room details. UBC 106.3.3
29. All hardware shall be handicap approved. MSBC 1340
30. Provide engineering for the cut openings in the existing foundation and removal of first floor walls.

31. Locate on the plans the dumpster/ trash area. UBC 1006.3.3
32. Storage area shall have a minimum floor live load of 125 Ibs. per square foot. UBC table 16-B
33. Rear retail area exit shall not exit through a storage room. UBC 1004.2.2
lfthe south property line wall is to be straitened out and a common wall is to shared with the building on an
adjoining property, the following items will be needed.
· A joint ownership and maintenance agreement must be obtained and filed with the Scott County
register of deeds.
· The common wall shall be (2) hr. fire restive construction and non-bearing.

· No openings in the wall are permitted.
· The common wall shall have a parapet constructed 30" minimum above the highest roof
elevation and be of (2) hr. fire restive construction.

1.0 SUBJECT
Central Model WS Automatic Sprinklers for Glazing Assem-
blies Located in Interior Nonload-bearing Fire-resistive Wall
Assemblies.
2.0 DESCRIPTION
2.1 General:
When installed in accordane" with this report, Central Moda'
WS window sprinklers are U$ed to achieve a 2-hour nre-re-
sistanCe raling for interior nonload-bearing fire-resistive wall
assemblies incorporating glass panels. The window sprin-
klers must be designed to wet the entire surface of both sides
of the nonload-bearing wall assembly.
2.2 Central Model WS Sprinkler Head:
The Central Model WS sprinkler heads are manufactured for
use in horizontal and vertical orientations and with two tem-
perature ratings. The horizontal side wall sprinkler, illustrated
in Figure 1, is designed to face the window assembly horizon-
tally. The pendant vertical sidewall sprinkler, illustrated in Fig-
ure 2, is designed to face the window assembly vertically. The
Model WS sprinklers are qUick-response sprinkler heads
available with temperature ratings of either 155"F (68"C) or
200"F (93"C). The sprinkler heads have an orifice and thread
size of 1/2 inch (12.7 mm).
2.3 Fire-resistive Wall Assembly:
The glass used within the wall assembly must be single-
glazed, nominal '/4-inch-thick (6.4 mm) or greater, heat-
strengthened glass or tempered glass manufactured in ae-
cortlance with ASTM C1048 or Federal SpecIfication
DD-G.1403B. The glass component of the wall assembly is
limited to a maximum height of 1:3 feet (3962 mm), but is per.
mitted an unlimited horizontal span. The glass assembly must
be retained by a metal frame with a standard molded EPDM
rubber gasket serving as the seal. Vertical joints of glass pan-
es must be connected by butt-joints sealed with a silicone
c:onstruction sealant between the irdividual panes or by ~u-
minum mullions. Intennediate horizontal mullions are not per-
mitted.
Glazing assemblies musl be equipfiled wIth. a solid pal1ial
wall (.pony" wall) at least 36 inches (914 mm) above the fin-
ished floor in accordance with the' manufac:turer's:installation
manual, or an approved alternative, to ensure that the sprin-
kl~r discharge will contact the entirE} surface of the glass and
to provide a minimum 2-inch (51 mm) clearance between
combustibles and the face of the glass. The upony' wall must
have a fire-resistive rating equal to the required fire-resistive
rating of the wall assembly.
2.4 Installation:
2.4.1 Sprinkler Orientation: When locating the Central
Model WS horizontal sidewall sprinkler, the deflector must be
placed within the frame of the window, between 1/2 inch and
4 inches (12.7 and 102 mm) away from the glass, and be-
tween 1 inch and 3 inches (25.4 and 76 mm) down from the
bollom edge of the aluminum frame, as shown in Figure 1.
The Central Model WS pendant vertical sidewall sprinkler
must be located between 4 and 12 inches (102 and 305 mm)
from the face of the glass, and between 1 inch and 3 inches
(25.4 and 76 mm) down from the bottom edgl!l of the alumi-
num framQ, as shown in Figure 2.
Sprinklers must be located on both sides of the glass. The
maximum distance between window sprinklers is 6 feet (2436
mm), center to center. The minimum distance between sprin-
klers is 6 feet (1829 mm) unless the sprinklers are separaled
by a vertical mullion whieh acts as a baffle between sprinkler
heads. The maximum distance maintained between the
sprinkler head and the vertical mullion must be half the dis-
tance required between sprinklers.
2.4.2 Hydraulic Requirements: System piping must be de-
signed, sized and installed in accordance with USC Standard
9-1 (NFPA 13). In a sprinklered building, the hydraulic cal-
culations must be performed on the most hydraulically remote
sprinkler heads eontained within 46.5 linear feet( 14 173 mm).
The window sprinkler demand must be added to the calcula-
tions for the standard wet-type sprinkler system at the point
in the system that they connect, as required by U BC Standard
9-1 (NFPA 13). In buildings that are not equipped with an au-
tomatic suppression system, all the sprinklers located within
the area must be considered to flow simultaneously for the hy-
draulic caleulation5. The automatic water supply must have
the capability to supply water 10 the glass wall assembly for
a time not less than the raling of the assembly.
The minimum flow per sprinkler must be based on the hori-
zontal distance between spririkler heads. Minimum flow for
sprinkler heads that are bEltween 6 and 8 feet (1829 and 2438
mm) apart must be calculated for a now of 20 gpm (0,00126
m3/s) and a pr~ure of 12.7 psi (67.56 kPa). Minimum flow
for sprinkler heads that are less than6fe9t (1.83 mm) apart
must be caleulated tor a now of 15 gpm (0.00095 m3/s) and
a pressure of 7.0 psi (4826 kPa).
Hydraulic calculations must show a maximum pressure of
175 psi (1.2 MPa) on sprinkler heads sepa~ted by a vertical
mullion, and a maximum pressure. of 70 psi (482 MPa) for her-

2.5 IdBntifi~atlon:
Each Central Modal WS window sprinkler bears a label with
the Central Sprinkler Company name, the product name, and
the evaluation report number (ICBO ES eR-5790).
3.0 EVIDENCe SUBMITTED
Reports of tests in accordance with use Standard 7.,
(ASTM E 119) I product specifications and installation instruc-
tions.

4.1 The sprinklef$ are installed in accordance with this
report and the manufacturer's Installation instruc-
tions.
4.2 Hydraulic calculations demonstrate maximum

RE: Preliminary plan review for St. Michaels 2002 church addition
Following are the results of the preliminary plan review for the St. Michaels 2002 church
addition. The site and building plans must be reviewed by the Cities Developmental
Review Committee (DRC), which consists of representatives of Planning, Engineering,
Finance. and Building Departments. Contractor Mahowald Builders Inc. has applied for
a building pennit before an application for the Cities Developmental Review Committee
(DRC) has been submitted. He indicated the application is forthcoming. This is a
preliminary review only on conceptual plans. Other code items will be addressed when
the preliminary plans are submitted. The DRC must approve the site plans before a
building permit can be issued.
Our review was based on the Minnesota State Building Code (MSBC) which adopted
with amendments the 1997 Unifonn Building Code (UBC) with handicap regulations of
the Minnesota Accessibility Code Chapter 1341. Also requirements of the 1998
Minnesota State Fire Code (MSFC) which adopted with amendments the 1997 Unifonn
Fire Code (UFC). A site visit was conducted on April 2, 2002
1. Provide a Building Code analysis for the entire building. UBC Chapter 5. Include the
following for the existing building and addition:
a. Type of existing and proposed construction
b. Location on Property.
c. Allowable Floor Area.
d. Height and Number of stories.
e. Occupancy separations: One hour between A-2.l assembly and S-l Storage
f. Exiting calculations. Include travel distance and existing sanctuary door widths
required for existing and added proposed exiting widths. Calculate existing Sanctuary
OCCUp2.Ilcy load, existing social hall and proposed 200 occupant addition exiting into
main Sanctuary and proposed Corridor 200.

On April 5, 2002, the City of Prior Lake Development Review Committee (DRC) received
additional information for a site plan application for Berens Bus Company on the property
located on Welcome Avenue. We have determined the following information must be
submitted before we will consider this application complete:
1. The following information must be included on the site plan:
a) Trash enclosures: You indicate you will have trash enclosures on the maintenance
site. Is this on the same site? Do you intend to have any trash containers at the
storage yard?
b) A lighting plan indicating the light standards and the footcandles at the property
lines.
The above items must be submitted before we will consider this a complete application.
Once we have determined you have submitted a complete application, the DRC will begin

Following are the results of the preliminary plan review for the St. Michaels 2002 church
addition. The site and building plans must be reviewed by the Cities Developmental
Review Committee (DRC), which consists of representatives of Planning, Engineering,
Finance, and Building Departments. Contractor Mahowald Builders Inc. has applied for
a building permit before an application for the Cities Developmental Review Committee
(DRC) has been submitted. He indicated the application is forthcoming. This is a
preliminary review only on conceptual plans. Other code items will be addressed when
the preliminary plans are submitted. The DRC must approve the site plans before a
building permit can be issued.
Our review was based on the Minnesota State Building Code (MSBC) which adopted
with amendments the 1997 Uniform Building Code (UBC) with handicap regulations of
the Minnesota Accessibility Code Chapter 1341. Also requirements of the 1998
Minnesota State Fire Code (MSFC) which adopted with amendments the 1997 Uniform
Fire Code (UFC). A site visit was conducted on April 2, 2002
1. Provide a Building Code analysis for the entire building. UBC Chapter 5. Include the
following for the existing building and addition:
a. Type of existing and proposed construction
b. Location on Property.
c. Allowable Floor Area.
d. Height and Number of stories.
e. Occupancy separations: One hour between A-2.l assembly and S-l Storage
f. Exiting calculations. Include travel distance and existing sanctuary door widths
required for existing and added proposed exiting widths. Calculate existing Sanctuary
occupancy load, existing social hall and proposed 200 occupant addition exiting into
main Sanctuary and proposed Corridor 200.
2. Provide a Site Plan
