Dear Ms. Reinert:
The City of Prior Lake has reviewed the status of the above-described properties. We
have found the following:
1. The properties are zoned C-4 (General Business) on the City of Prior Lake
Zoning Map.
2. The lots meet the minimum lot area and frontage requirements for the C-4
district. Both lots are served by public utilities.
3. Shopping Centers less the 250,000 square feet in size are permitted uses in this
district, subject to approval of a site plan and a building permit. Other uses are
permitted with conditions or with a conditional use permit.
4. Restaurants and bars are a permitted use in the C-4 district.
5. In 2003, the City of Prior Lake Planning Commission granted a variance to the
minimum number of parking spaces to allow the shopping center to operate with
386 parking spaces rather than the required 426 spaces.
6. In 2003, the City of Prior Lake Planning Commission granted a variance to the
minimum number of parking spaces to allow the Hollywood Bar and Grill to
operate with 87 parking spaces rather than the required 154 spaces.

-that the individual executing the letter is authorized and empowered to do so on behalf of
the municipal authority
-that the current uses, occupancy. operation and improvements of the property are in full
compliance with all applicable zoning codes. rules, and regulations of said zoning district
-all governmental permits and approvals necessary for the construction. use, operation,
and occupancy of the property have been Issued and are in full force and effect
-Lender may rely on this letter for funding a loan secured by the property.
I have enclosed a check for $10.00 to cover the fee associated with this request.
