Approval of this application is subject to the condition that you grant a 5' drainage and utility easement to the City around the perimeter of both Parcel A and Parcel B. This easement can be granted to the City in the form of a quitclaim deed. You should also be aware that there are no sewer and water stubs available to serve Parcel A. In order to serve this lot, service lines will have to be tapped into the existing mains, and the owner will be responsible for this cost. In order to implement this administrative land subdivision, all pertinent documents must be filed with the Scott County Auditor's Office within sixty (60) days of the date of this approval letter. Scott County requires all deeds creating new parcels or altering legal descriptions be approved by the City before they will be accepted for recording. Please submit the original deeds to this office, along with the documents granting the easement, and we will issue the necessary approvals.
