Dear Mr. Peter:
On Tuesday, April 22, 2008, I visited with you at your home at 3420 Turner Drive. You
expressed concern regarding the grading of your lot. Areas of your yard were not draining away
from the home.
During my site visit I noticed a number of areas that show signs of soil settlement. The
settlements appear more prominent near the foundation of the home. The concrete sidewalk on
the street side of the structure was completely undermined near the stoop. The concrete patio
slab at the rear of the structure also showed undermining on the eastern edge. The undulating
nature of the yard and landscaping near the home is another indication of soil settlement. Near
the egress window on the eastern side of the structure the soil settlement appears to be as much
as one foot. The northwestern edge of your home near the air conditioning unit has settled
enough to cause water to stand near the foundation. The water shutoff valve in the front of the
structure is currently 4" above grade.
Based on my site visit, it is my conclusion that the grading issues on your lot were caused by
excessive soil settlement. In cases where the soil is not compacted during construction,
settlements can occur. Soil compaction near the foundation of the structure is particularly
important for stmcture support and to promote drainage away from the structure.
It is recommended that additional soil be placed against the foundation and in the undulating
areas of your yard. The soil against the structure should be compacted as the additional soil is
placed. To avoid water damage, the grade near the home should be raised as soon as possible to
promote drainage away from the structure. Because so much of the lot grading has settled, part

of the yard should be completely re-graded. Once these issues are addressed, the City of Prior
Lake Engineering Department can be contacted to provide a follow up inspection of the grading
work.
