MICHAEL LEEK SITE PLAN REVIEW FOR LEARNOLD KLINGBERG JULY 3, 1995 OVERVIEW: The applicant has submitted a plan the construction of 2 buildings with 3 residential units each for review. Following are my comments regarding the plan submitted. 1. The proposed use is permitted in the R3 residential district within which the property is located. 2. The plan shows access to the site via what I understand to be a private easement running North from Colorado. At an average of 10 trips per day per dwelling unit, total ADT from the project would be 60 ADT. This would seem quite substantial to be handled by a private easement which abuts existing single-family residential properties. Moreover, it would be desirable to have a second access for public safety access. 3. Because of the limitations on access to C.R. 21/Eagle Creek Avenue, the proposed plan could render access to the property to the West very difficult. 4. The site plan does not provide a specific landscape plan which address such questions as:Tree types, Sodding or seeding plan, Irrigation system. 5. The applicant should be provided with a copy of the City's landscape requirements (found at Section 6.10). 6. The site plan does not provide for screening of the parking lot area from the adjacent residential uses. 7. Maximum lot coverage in the R3 district for townhouses is 20%; the plan does not show the proposed lot coverage. The site plan should also show the lot area and dimensions. 8. The applicant should supply a copy and survey of the south access, is it an easement? who owns the underlying property? etc... '- '- "- "-'- - '- '-. -.
