See the enclosed drawing. We have inspected this identified existing roofing section on your hardware store. This existing roofing consists of built-up tar roofing layers with gravel topping. It is in a deteriorated and leaking condition. This roof section has a structurally sloped wood deck and an added portion that is a steei deck. The area of the steel deck is not structurally sloped, For this identified section of the roof, Les Jones Roofing is bidding on a complete tear-off of the existing roof and related sheet metal. For value-add, we have included the weather-proofing at the access hatch to the roof areas, We propose to do the following worle Notes: · The adjoining roof sections, per the drawing, are not included in this proposal. · An electrician will be required to remove and reinstall the electrical junction box for the AIC unit at the west end of this roof section, SPECIfICA nONS Tear-off 1. We will tear-off the existing roof section including the related metal, During the tear off process, debris may sift down through the roof Therefore, we highly recommend that you remove or cover any items that may be under this area. We cannot be held liable (referring to the debris sifting through) for any interior contents during this process. 2. All roofing debris will be cleaned up and hauled away. Insulation NOTE: This roof section that is included in this proposal has both a structurally sloped portion and a flat portion. We will install a combined system of flat and tapered rigid insulation boards to allow water to drain onto this section and off onto the other areas. Two layers of 1.8" isocyanurate flat insulation will be loose laid over the roof decking. 2, All insulation joints will be staggered. This will assist in the heat retention within the building. 3. Insulation will be mechanically fastened with screws and plates. 4. We will taper the roof with 1/8" per foot crickets to force the water to the scuppers. 5, The MN Energy Code for this building requires an R-value of 22.2, The resulting 'R' of this new insulation system will be 22.54. Roof Membrane 1. 60 mil. EPDM will be adhered over the insulation. 2. Reinforced perimeter fastening strip will be installed around the walls of the roof section. This will provide proper termination to the EPOM, 3, We will adhere EPDM to the reinforced perimeter fastening strip and flash up and over the parapets. This will fix the improper termination of the adjoining EPDM membrane roof at the coping tile. 4, We will adhere EPDM to the reinforced perimeter fastening strip at the joints to the adjoining roof section. 5, We will flash the existing heat stack with EPDt.,. 6. We will install preformed EPOM boots orl the plumbing stacks. 7. We will install walk pads under the two AlC units. Metal All metal will be 24 GA preFinished in any Una-Clad stock color, unless otherwise specified, Roof to roof terminations and the metal around the access panel will be galvanized. 1. The five (5) scuppers will be installed and flashed with EPDM. 2, Coping metal will be installed at the west end overlooking the street Joints will be covered with joint covers. 3.
