RE: Subdivision of Lot 12, Green Oaks Addition
DATE: August 15, 1979
One sewer and one water service were provided for the dwelling on
Lot 12, Green Oaks Addition at the time that sewer and water mains
were installed in the street right-of-way. Therefore, no specific
services exist for the proposed newly formed lot. They will have
to be installed at the property owner's expense. No disturbance
of the street pavement will be allowed during this installation.
Sewer service can be obtained by installing a pipe in the boulevard
connecting to the existing service for Lot 12. Water service can
also be obtained in this manner.
A watermain exists in the State Trunk Highway 13 right-of-way 60'
south of the south property line of Lot 12. Water service could be
also obtained by connecting t9 this main. To make this connection,
a permit would be required by the State of Minnesota.
No drainage problems appear to exist.

Lot 12, Green Oaks has been split into two lots. Mr. Ike Rygajlo
has requested the assessments to be retained against the North
101.43' of Lot 12, Green Oaks (Parcel No. 33 125 0000 012 00).
This leaves Lot 12 except the North 101.43', Green Oaks
(Parcel No. 33 125 0000 012 01) free of assessments.

The purpose of the Subdivision Ordinance is to assist the orderly,
efficient and integrated development of the city and also to promote
the general health and welfare of the community. Under certain
circumstances these purposes can be realized by waiver of the
subdivision requirements.
Whereas, Prior Lake has established an ordinance for the subdivision
of land within the City of Prior Lake;
Whereas, the subdivision process is expensive and time consuming;
Whereas, under certain circumstances the purpose of the Subdivision
Ordinance may be realized by waiving the requirements
of the ordinance;

Now Therefore Be It Resolved The City of Prior Lake allows the
division of land by meets and bounds if the following conditions
hold true:
1. The property is platted.
2. All new parcels of record shall meet the standards
for lots set forth in the Prior Lake Zoning Ordinance.
3. Easements required by the City shall be given to the
City for whatever purpose necessary.
4. A maximum of three new parcels of record may be
created by meets and bounds division.
5. The applicant shall supply the City with a certified
survey showing all alterations to the original
parcel.
