RE SUBDIVISION OF LOT 3, BLOCK 1, MILLERS 2ND ADDITION
DATE: NOVEMBER 9, 1979
Lot 3, Block 1, Millers 2nd Addition is being split into Tract A and Tract
B. Neither Tract is built upon. Both Tracts will have access at the cul-
de-sac at the east end of Miller's Circle. Miller's Circle is a blacktopped
public street within a 60' right-of-way. (60' right-of-way radius at the
cul-de-sac) Sewer and watermain and paved street were installed in 1974
and 1975. One 4" cast iron sewer service and one I" copper water service
are stubbed to the property line where Tracts A and B front on Miller's
Circle cul-de-sac. The services will have to be shared by the two Tracts
or additional services will have to be installed at the developer's ex-
pense pending approval by the City Engineer. Both Tracts slope downward
away from Miller's Circle. The elevation of the sewer line and Resolu-
tion 79-6 may dictate at what elevation and setback structures may be
placed. A 10' utility and drainage easement exists at the north and east
lot lines of Lot 3, Block 1, and a 5' utility and drainage easement exists
at the south and west lot lines. No other easements will be required as
a result of the split.

metes and bounds into two parcels. Mr. Steve Friendshuh
has requested the assessment balance to be retained by
Tract A (Parcel No. 31 088 0000 003 00).
Tract B is to be assessed a Sewer and Water Availability
Charge (To be paid upon issuance of a building permit)
as follows:
Sewer $900.00
Water . . . $700.00
