Based on the information submitted and on file we do not have enough information to make an accurate determination. However, if we make a determination based on our incomplete information the bluff setback will be at least at the front of your house (street side) prohibiting any room additions on the side or lakeside ofthe existing house. The bluff setback is 25 feet from the top of bluff, or where the slope becomes less than 18%, whichever is greater. The slope from the front of your house to the westerly lot line is approximately 18.4%. We would be willing make a complete bluff determination based upon submittal of 1 foot contours for your entire lot. Please call me if you have any questions.
