Dear Mr. and Ms. Salaam:
This letter is to inform you that your application to combine Lots 10, 11 and 12,
Eastwood, has been approved.
In order to implement this administrative land division, all pertinent documents must be
filed with the Scott County Auditor's Office within sixty (60) days of the date of this
approval letter. Scott County requires all deeds creating new parcel$ or altering legal
descriptions be approved by the City before they will be accepted for recording. Please
submit the original deeds to this office and we will issue the necessary approvals.
Copies of the recorded documents must then be submitted to the City as evidence that
the administrative land division has been filed.
It should also be noted your survey identifies a 10' wide drainage and utility easement
along the existing common lot line. This easement was recorded when the lots were
previously subdivided into the two current lots. This easement may remain in place.
However, if you plan to build an addition to the east side of the existing house, this
easement must be vacated if any portion of the structure will encroach onto that
easement. I have enclosed a petition to vacate a utility easement for your use, if
necessary.

NOTICE OF PROPOSED ADMINISTRATIVE LAND DIVISION
August 30, 2000
The Prior Lake Planning Department has received an application from Steven and Susan Balaam,
to consider an Administrative Land Division for the property described as Lots 10, 11, and 12,
EASTWOOD, and located at 6096 150th Street. The proposal is to combine the two existing lots
into one parcel as shown on the attached survey. No variances are necessary as part of the lot
split.
Section 1001.300 of the Prior Lake Subdivision Ordinance allows the City Manager or
representative to authorize subdivision approval without a public hearing under the following
circumstances:
1. The division of the parcel will not result in more than three parcels.
2. The property to be subdivided is a lot of record in the office of the County Recorder of Scott
County.
3. The resulting parcels generally conform to the shape and area of existing or anticipated land
subdivisions in the surrounding areas.
4. The division will not cause any structure to be in violation of setbacks.
5. Any easements which may be required by the City must be granted.
6. The owners of the land contiguous to the parcel must be notified in writing, and no written
objection received within ten days followinff notification.
7. Any written objection shall constitute an appeal. Such an objection shall be forwarded to
the City Council who shall hear the objection and decide the matter.
Please accept this as official notification of this proposed Administrative Plat. Written
comments or objections regarding this matter should be submitted to the Planning Department by
September 11,2000. For more information, contact the Planning Department at 447-9810.
