As you requested, we have prepared this letter to discuss our foundation recommendations for
the garage units.
Background Infonnation
Braun Intertec Corporation (Braun Intertec) performed soil borings and observed backhoe test
pits at the development. The results of our foundation recommendations were submitted in
our Geotechnical Evaluation report dated January 10, 1995, project BODX-94-301A.
Braun Intertec performed excavation observations and compaction testing during the site
grading of the development. In the garage units, the site grading generally consisted of
removing the existing fill and topsoil and placing engineered fill to establish grade. The
engineered fill consisted of poorly graded sand to silty sand.
Recommendations
It is proposed to support the garages on thickened-edge floating slabs instead of frost depth
spread footing foundations. It is our opinion that supporting the garag~ buiidings on
thickened-edge floating slabs is acceptable. However, supporting the garage structures on the
thickened-edge floating slabs involves some risk of possible distress to the garages. This risk
of possible distress is due to frost heave.
The fill soils placed to establish grade in the garage units consisted of poorly graded sand to
silty sand, which are considered non to moderately frost susceptible soils. It has been our
experience that the frost heave distress to structures of the type proposed generally consists of
cracking of the garage floor slab which does not effect the structural integrity of the garage
building. This assumes that the areas around the garages will be graded to provide positive
drainage of run-off water.
