Observations made at the interior north wall of the basement, indicated a 1/16 inch crack at the stepped, or hinge point of the wall, following a mortar joint downward approximately two courses. No evidence of settlement was observed at the exterior of the structure. To evaluate the soils providing support for the footings, the contractor had excavated the foundation backfill to the base of the footings at the northeast comer of the structure. The cohesive soils as observed below the footings were considered at, or above optimum moisture. Foundation backfill at the rear of the residence was not adequately graded to promote drainage, with several !ow areas allowing water infiltration into the subgrade soils. There was also high moisture indicated within the front basement CMU wall, as evidenced by a high level of efflorescence at the interior wall surface. Soils strength was evaluated directly below and adjacent to the footings at the base of the excavation, with a 5/8"' inch diameter smooth probe. Soils directly below the footings in some areas were fully saturated and soft to a depth of 8 to 10 inches, with probes adjacent to the footing line indicating low strength soils approaching 2 feet in some areas A second test excavation was completed at the rear of the residence near the comer of the footing step-out, approximately 11'/s feet from southeast house comer. Probes indicated soft, low strength soils to a depth of approximately 3 feet. To evaluate.the load bearing capacity of the soils within the excavation areas, dynamic cone penetrometer tests were conducted adjacent to the exposed footings. The~dynamic cone penetrometer (DCP), employs a eight kilogram (17.6 pound) hammer to drive a 20 millimeter diameter conical point into the soil, with the penetration recorded in millimeters per blow. From the DCP readings, a per blow, penetration average was recorded and a N-value derived. This N-value is an empirical relationship we have established to equate the dynamic cone data to the more familiar blows per foot (BPF) standard penetration soft boring test. The areas delineated for correction were excavated to suitable soils and probes conducted to confirm soiE strength relative to data provided by the DCP tests. The areas will include a 4-s/, foot section of the rear footing at the NE corner, to a depth of approximately 2 s/a feet, and a 4 %i foot area, 11 '/z from the SE house comer to a depth of 38". Upon completion of the under-pinning, the rear foundation line should be backfilled and graded to provide proper drainage from the residence. Our observations and subsequent soil evaluation on this date is limited in scope to soil conditions observed within the completed foundation excavations, and to the depths achieved by shallow probes and dynamic cone penetrometer tests. Therefore, we are unable to assess sub-grade soils at depths, which may be encountered by borings conducted as part of a standard subsurface geotechnical investigation.
