CONSIDER APPROVAL A RESOLUTION,i;PROVING THE
FINAL PLAT TO BE KNOWN AS ST. MICHAELS ADDITION
History: On October 2, .2000, the City Council adopted Resolution
00-105, approving the preliminary plat for St. Michaels Addition.
This plat consists of3.85 acres and combines all of the property that is
the site ofSt. Michael's school as well as four single family homes
into one lot. The property is located on the west side of Duluth
Avenue between Pleasant Street and Colorado Street.
St. Michael's Parish is planning for a future building addition. The
proposed addition extends over an existing lot line. Combining the
lots through the platting procedure will allow for the construction of
the addition. The proposed lot meets the minimum lot area and
frontage requirements for the R-2 district.
Current Circumstances: The principal requirements for final plat
approval include a signed Development Contract with surety for the
installation of utilities and streets and the satisfactory completion of all
preliminary plat conditions.
Staff has reviewed the final plat and finds it to be in substantial
compliance with the approved preliminary plat. There were no
conditions placed on the approval of the preliminary plat.
The Issues: This final plat is unique in that there is no development
contract. Since no developer improvements are required, no Letter of
Credit is necessary. The City charges normally associated with a final
plat do not apply to this existing development.
Conclusion: A copy of the final plat is attached to this report. Staff
will be available to discuss the details of this plat with the Council.

Rudgpt Impart. Approval of this final plat will eventually allow
construction of an addition to the existing school building. There are
no required development fees.
The City Council has three alternatives:
1. Adopt Resolution 0 I-XX, approving the final plat for St. Michaels
Addition.
2. Deny Resolution Ol-XX
3. Defer this item and provide staff with specific direction.
The staff recommends Alternative #1.
A motion and second to adopt Resolution Ol-XX approving the final
plat for St. Michaels Addition and authorizing the Mayor and City
Manager to sign the final plat documents is required.

RESOLUTION OF THE PRIOR LAKE CITY COUNCIL TO APPROVE
THE FINAL PLAT OF "ST. MICHAELS ADDITION" AND SETTING FORTH CONDITIONS TO BE MET
PRIOR TO RELEASE OF THE FINAL PLAT.

WHEREAS: on October 2, 2000, the City Council approved the preliminary plat known as St.
Michaels Addition, subject to conditions identified by Resolution 00-105; and
WHEREAS: the City Council has found that the final plat of "St. Michaels Addition" is in substantial
compliance with the approved preliminary plat; and
WHEREAS: The City Council has received a request for approval of the final plat of "St. Michaels
Addition" .
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PRIOR
LAKE, MINNESOTA, that it should and hereby does approve the final plat subject to the requirement
that the following conditions be met, prior to release of, and recording of said plat:
1. Reductions of the entire final plat be submitted, to the following scales: 1" = 800'; 1" = 200'; and
one reduction at no scale which fits onto an 81/2" x 11" sheet of paper.
2. Four mylar sets of the final plat with all required signatures be submitted.
3. The final plat and all pertinent documents must be filed with Scott County within 60 days from the
date of final plat approval. Failure to record the documents by April 5, 2001, will render the final
plat null and void.
Passed and adopted this 5th day of February, 2001.
