This letter summarizes our discussions relating to the issuance of a building permit for an
additional building at Hillsbury. Under the current ordinance, a four-unit building will not meet
the 85' setback from the centerline or the 22% lot coverage ratio. A permit has been approved
for a three unit building which meets the zoning code.
After May 1, 1999 with the new Zoning Ordinance, the existing use will remain conforming.
Considering the lot coverage ratio and 85' centerline setback will not be issues, we can then
issue a permit for a fourth unit ifit is on a separate lot. We cannot issue a permit for the entire
four unit building after May 1, 1999 as the new zoning ordinance will require a Conditional Use
Permit for more than one principal structure on the lot. Therefore, you must do the following for
us to issue the permit:
1. Pay for and pick-up the approved permit for the three unit building prior to
May 1, 1999.
2. Plat the property (CIe) such that each of the proposed units are on separate lots. Unit 4 of
2nd building must be on a separate lot.
3. Provide the City with evidence of the CIC plat and apply for a building permit after May 1,
1999 for unit 4 on a separate lot.

Dear John,
This letter summarizes our discussions relating to the issuance of a building permit for an
additional building at Hillsbury. Under the current ordinance, a four-unit building will not meet
the 85' setback from the centerline or the 22% lot coverage ratio. A permit has been approved
for a three unit building which meets the zoning code.
After May 1, 1999 with the new Zoning Ordinance, the existing use will remain conforming.
Considering the lot coverage ratio and 85' centerline setback will not be issues, we can then
issue a permit for a fourth unit if it is on a separate lot. We cannot issue a permit for the entire
four unit building after May 1, 1999 as the new zoning ordinance will require a Conditional Use
Permit for more than one principal structure on the lot. Therefore, you must do the following for
us to issue the permit:
1. Pay for and pick-up the approved permit for the three unit building prior to
May 1, 1999.
2. Plat the property (CIC) such that each of the proposed units are on separate lots. Unit 4 of
2nd building must be on a separate lot.
3. Provide the City with evidence of the CIC plat and apply for a building permit after May 1,
1999 for unit 4 on a separate lot.
