As we discussed a while back, the frost protection at the corner where the new addition and the existing
foundation wall will not be an issue as you have it constructed. As I understand, there will be a
retaining wall constructed close to the existing comer to accommodate the change in elevation. With
the grade in place, the insulation wrapped around that comer, the heated space of the new garage, and
the physical connections between the new and existing will all help provide protection and resistance
against any potential frost action.

I just talked to Len and had a chance to review this quick before we talked. I figure an email
correspondence will work here to get things moving and then I will follow up with a memo sometime

Quick Summary
- Footings under the 4' beam are fine as detailed
- Footings and wall under the beam creating the new opening at the back of the existing garage
will be ok. We are redistributing the load and a 10' tall wall allows that load to spread out quite
nicely.
- Footings under the front lower garage wall will need to be bumped to 28" wide. This only needs
to extend 2'-6" either side of the bearing points of the beam (5'-0" total length). But it may be
easier for construction to create the 28" wide across the whole wall.
- The header on window 3521-2 isn't of big concern. That area may need to just be boxed out
similar to the garage door and man door at the rear (create a double beam condition). It sounds
tike Len has that figured out.
A couple other items of note:
- The 4" slab that is being placed and running over the top of the joint between the new
spancrete in the existing wall may develop a crack at that location due to differential settlement
between the existing and new. You may want to look at creating a joint there and possibly
waterproofing/sealing that joint. Just a suggestion.
- Does the grade of the back foundation wall currently have grade 4' or higher along it? Is so,
you are now changing how that wall is being used and I am curious what the rebar and current
connections to the existing garage slab look like? You may want to look at making sure that
wall is going to be acceptable for this change in its function if the grade is changing that much
along the back.

Attached you will find a garage addition plan we building for Keith Tow at 14845 Wilds Parkway, Prior
Lake, MN.55372.
This addition was dug today and Len Skluzacek from Skluzacek Construction will be providing the
cement work. Len contacted me today and said that the City of Prior Lake is requesting Len to provide
them engineering on the point loads on the two lower level steel beams for the precast and also the
steel beam that will be installed on the back wall of the existing garage for a 17"-0' opening to the new
garage addition.
Per Molin Concrete Products, there wiA be a 160 Ibs per sq. ft. with the pre-cast and concrete floor
loads
John from JL White Company has provided beam calculations and sizes for the three steel beams.
(See attached) John a(so agreed on the 160 ibs per sq. ft. and he also said that there is a 50 Ib live load
included in the 160 Ibs per sq. ft.

Len Skluzacek will be contacting you direct to get some direction on how he should proceed. He is
planning to pour footing tomorrow. He is also concerned with the rear window of the lower level. We
are not sure what size header is needed and what type of material we should use. This window, 3521-2
is 5'-103/4" wide by 1'-9-3/4" tall.

FYI: the back wall of the existing garage concrete wall was poured 10'-0" tall plus footing. No under
pinning will be required there.
