RAMSEY APRIL 18, 1985 To consider a twin home on Lots 18 and 19 of Sunfish Say. STAFF ANALYSISs The applicant has two typical 50 foot lots Zoned R-1 single family. The Sunfish Bay Plat was recorded in 1985 giving each lot owner lake access through plat dedication. All the lots are 50 feet in depth and originally fronted on private roads. The City introduced utilities to Sunfish Bay in 1978 which was the catalyst for a surge of new development in the plat. Some of that development occurred as single family housing directly to the East of the subject site. About five years ago a twin home was introduced on two 50 foot Lakeshore lots. To the Southeast of the subject site is newer single family residential. In 1983 Sunfish Trail was isproved to a blacktop surface and designated a one way. The homes to the mediate North which front on Sunfish Trail are older remodeled cabins and homes some in major need of repair and clean up. To the Northwest of the subject site between Sunfish Trail and West Avenue are four or five vacant lots. New County Road 21 borders the site on the West. The Sunfish Bay Plat is located between a low intensity City Park to the Fast and a sown to be completed collector street to the West. It is characterized by its alder homes, small lot development and harrow streets. The subject site measures 100 feet in width and averages 160 feet in depth. There are 28 feet of relief from Sunfish Trail to County Road 21. The site as well as the immediate area has mature overstory. The proposed construction consists of a 48 X 40 twin straddling the property line. Other than that there is very little additional information the application reveals. For example elevations, floor plans, exterior materials, and a general statement from the owner. It is therefore impossible to fully analyze this application until the additional facts are compiled. The area has a variety of home styles and far ranging property values and small lots all of which are factors conducive to the assimilation of a twin Vie. Nevertheless the height and bulk of the twin hone is an integral part in determining compatibility. Any and all building plans must be evaluated and made 'of record' to ensure the agreed upon terms of the permit are not amended by an architect. At this time Chairmen Felix excused himself from the Commission due to a prrsonsi interest in the nut item. Notion by Loftus to approve the Conditional On Permit request by John Rmmmy for Lot 18 and 19, Sunfish Bay contingent upon: 1. The Exhibits be submitted with the application and the M&Ibits subsequently submitted dwell constitute an integral part of the Oonditionsl Use and whatever is built shell be in conformance with those documents. 2.
