· Quasi-judicial review and decision.
· Conditions imposed are to prevent
damage to the community and
adjacent land owners.
· Conditions may affect all aspects of
the operation.
· City may required LOC to insure
conditions imposed and completions
of the work as approved.

Conditional Use Permits
· Purpose and intent is to minimize
the impact of the proposed use on
adjacent properties.
· Regulates the location, magnitude
and design to be consistent with
the Comp Plan, and regulations,
purpose and procedures of the
Zoning Ordinance.

Conditions

of the use on adjacent properties.

Standards for Conditional Uses
Consistent with goals and policies of
Comp Plan.
Protects health, safety, morals, and
general welfare of the community as a
whole.
Consistent with intent and purpose of
Zoning Ordinance and Use District.
Use will not have undue adverse impacts
on governmental facilities, services, or
improvements existing or proposed.
Standards for Conditional Uses
Use will not have undue adverse impacts
on the use and enjoyment of properties in v
close proximity.
Use subject to design and requirements
of site and landscape plans prepared by
qualified professionals.
Use Is subject to drainage and utility
plans prepared by a professional civil
engineer.

Standards for Conditional Uses
Use is subject to other conditions City
Council may find necessary to protect
general welfare, public safety and
neighborhood character. Such additional
conditions may be imposed In those
situations where the other dimensional
standards, performance standards,
conditions or requirements in the
Ordinance are otherwise insufficient to
achieve the objectives of the ordinance.

Planning Commission conducts a public
hearing and takes public comment.
Planning Commission makes a
recommendation to the City Council.
City Council takes final action. A public

mailed for City Council consideration.

10 feet or more during its existence.
EAW may be required as a condition on a
CUP by the City Council to determine If
the project has potential environmental
impacts (discretionary).
EAW may be required by the EQB upon
submittal of petition from 25 or more
persons.

Monday.Friday, Saturday 7am to 10 p.m.
and Sundays 8 am to 10 p.m..
