Dear Ms. Chaffin:
The City of Prior Lake has reviewed the status of the above described properties for the requested
zoning information.
1. The properties are zoned C-2 (General Business) on the city of Prior Lake Zoning Map.
2. The lots meet the minimum lot area and frontage requirements for the C-2 district. Both lots are
served by public utilities.
3. Shopping Centers less the 250,000 square feet in size are permitted uses in this district, subject
to approval of a site plan and a building permit. Other uses are permitted with conditions or with
a conditional use permit.
4. Restaurants and Bars are a permitted use in the C-2 district.
5. In 2003, the City of Prior Lake Planning Commission granted a variance to the minimum number
of parking spaces to allow the property located at 16731 to operate with 386 parking spaces
rather than the required 426.
6. In 2003, the City of Prior Lake Planning Commission granted a Variance to the minimum
number of parking spaces to allow the property located at 16691 Highway 13 to operate with 87
parking spaces rather than the required 154 spaces.
