The builder, Fieldstone Family Homes, proposes revising the building from a full basement rambler to a full basement lookout style. The garage elevation is adjusted from a 966.0 per plan to a 967.4 resulting in a 9.2% driveway consistent with City standards. The rear building elevation is adjusted from 966.0 per plan to a 962.5. I have reviewed the proposed grading plan for this lot and found that the drainage for this lot follows the overall Grading Plan, providing positive drainage in excess of 2% away from the building to the rear yard and to the street; the lowest elevation is 3.9' above the emergency `overflow in the rear yards. One concern that should be addressed is the side yard drainage. The rear of the house is 2' below lot 12 to the south and 3.6' below lot 10 to the north. This will make • the side yard drainage difficult. Every effort should be made to maintain the common drainage from neighboring lots within the side yard easement.
