You provided us with a lot certificate for the property dated 7/27/11 from Pioneer Engineering. It appears from the lot certificate that exposed foundation or a retaining wall will be need at the southwest corner of the building due to grade differences from the building to the side property line. Additionally, the proposed swale on the east side of the house will need to be lowered from the elevation shown on the grading plan to ensure that drainage is not directed toward the home. In conclusion, the lot certificate provides for proper drainage and should not negatively impact adjacent properties.
