The structure is a wood - framed single - family residence with an attached garage. The builder is Ryland Homes. The construction of the walls was reportedly performed in accordance with the 2012 Standardized Cast -in -place Concrete Foundation Wall Drawings prepared by Oswell Engineering for Manor Concrete, while the wall to floor connection was reportedly performed in accordance with the 2012 Builder's Association Top of Foundation Wall Support Guide prepared by Oswell Engineering for the Builder's Association of Minnesota. The following was noted during the site visit: 1. The structure is nearing completion. The framing is in place and finishing work has been started. The basement floor slab is in place, but the entrance porch and garage slabs are not. 2. The front and majority of the side walls are full basement height, but they step down to lookout for the last approximately 12' of the sides, then step down to walkout at the rear wall. 3. The foundation walls are constructed of 8" nominal thickness cast -in -place concrete, with the exception of the front house wall at the porch, which is 10" thick. The walls are reportedly reinforced with #6 vertical bars at 40" on center placed on the inside face. 4. The full height basement wall sections are approximately 8' -8" high from the top of the slab to the top of the wall. The lookout walls are approximately 4' high from the top of the slab to the top of the wall. 5. The full height walls have a 2x6 sill plate. The plate is connected to the walls with 1 /2" diameter anchor bolts at approximately 36" on center. The bolts are located approximately 1" from the inside edge of the sill plate. The bolts have 2" square washers which are not countersunk. 6. The main level floor joists are 12" tall TJI's spaced at 19.2" on center. They bear approximately 2.75" to 3" on the sill plate and are connected to the sill plate with (3) top nails through their bottom chord. The joists have a manufactured rim board which is connected to the sill plate with Simpson FWANZ anchors adjacent each joist. 7. The non - bearing side walls have TJI blocking installed in two bays at approximately 4' on center. 8. The soil on the site appears to be a clay material. From water and soil marks along the exterior of the foundation walls, it could be noted that the soil along the side walls and the porch and garage have either recently settled or lowered by at least 12 ". Signs of water and soil flow /movement are also evident. The builder reported that this was the result of washouts and water movement during a recent severe storm. The cracks were also reportedly noted after this event. The following distresses were noted during the visit: 1. At the porch, there is an approximately 1/16" vertical crack with frayed edges on the front side of the garage side wall where the porch wall intersects it. There is also a hairline vertical crack at the opposite porch corner on the front porch wall side. 2. A hairline crack exists in the stem at the right side (when facing the structure from the front) front corner of the garage wall. 3. A diagonal crack exists on the inside face in the corner of the garage to house shared wall adjacent the porch. The crack is approximately 1/16" in width and extends the full height of the wall over a distance of approximately 61". At the top of the wall it is located approximately 4" from the garage shared wall and at the slab it is approximately 65" from the garage shared wall. The wall is offset inward approximately 1/16" on the garage side of the crack. Adjacent this crack directly in the corner visible from the inside of the basement is another hairline crack which extends from the top of the wall to approximately 38" below the top of the wall. The walls at this location are between approximately plumb to 1/4" out -of -plumb to the inside. 4. The rear wall of the garage which is shared with the house has an approximately 1/16" wide approximately vertical crack located adjacent a form joint near the wall mid - length. The wall is relatively plumb and is not offset on either side of the crack. 5. A hairline vertical crack is visible on the inside of the garage to house corner intersection on the left side of the garage. 6. A crack exists at the right side wall where it steps from full height down to look out. • The crack starts in the lookout wall approximately 1" from the wall height change towards the rear and extends downward diagonally to the slab toward the front of the house ending at the first adjacent form joint approximately 3' from the wall height change. The contractor reported that this is the location of where the low footing for the rear walkout steps up to the footing elevation below the slab at the full height walls. The crack is approximately 3/16" wide at the top and narrows to hairline at the slab. The lookout side of the crack is offset to the inside by approximately 3/16 ". The walls on both sides of the crack are approximately 1 /4" out -of -plumb to the outside over their heights. The top of the lookout wall is between approximately level and sloping downward 1 /4" towards the rear over its length. 7. The basement floor slab was reportedly installed after the cracks were noted. No • significant slab cracks or settlement were noted. CONCLUSIONS: Based on the locations of the cracks and the direction of the wall movement, the noted distresses appear to be the result of hydrostatic pressure and soil movement, most likely caused by the reported storm event. It appears that the rear wall of the garage, particularly at the corner adjacent the porch side, was pushed towards the house approximately 1/16 ", resulting in the cracks noted at the porch and the garage to house shared walls. The crack at the right side lookout wall appears to be a shrinkage crack which was aggravated and enlarged by the movement of the soil and water along the side of the house, causing the wall to push inward on the down slope side. Page 2 of 3 Project #12.057 The vertically oriented cracks are non - structural in nature and do not reduce the strength of the wall itself. The two diagonal cracks, at the house to porch wall and the right side lookout wall, are structural in nature due to their orientation, however the walls at these locations are adequate even if unreinforced. As such, all of the cracks can be repaired using full depth • epoxy injection grouting to reestablish continuity to the walls and reduce the potential for water intrusion. Refer to the corrective measures section of this report for more information. The anchor bolt clearance to the edge of the sill plate along the front house walls is Tess than • the 2.5" required in the design documents. In addition, the washers are not countersunk as required and doing so at this point may be difficult if not impossible. These issues reduce the capacity of the anchor bolts to approximately 20 percent of their full design values and as such corrective measures are required. Refer to the corrective measures section of this report for more information. The top of wall connection and the non - bearing wall blocking are otherwise structurally adequate as installed. CORRECTIVE MEASURES: The following corrective measures are required: 1. • The diagonal crack at the right side lookout wall and the porch to house /garage corner are to be injected full height with structural epoxy. The hairline crac s are too small for injection and do not require corrective measures. • 2. The garage to house and house to porch shared walls are to be doweled into the garage and porch slabs respectively when they are placed. The hooks are to be #4 bars extending at least 36" into the slabs and drilled and structurally epoxy grouted into the wall with 8" embedment. The embedment is to be done at an approximately 30 degree angle from vertical. The first hook at each end of the wall is to be located no • more than 24" from the corner with the ones between spaced at 36" on center maximum. It is my professional engineering opinion that the above noted foundation wall distresses were most likely the result of a storm event and its resulting pressures from soil and water movement. The foundation walls are sound and will be structurally adequate and meet the requirements of the Code once the noted corrective measures have been made. All work is to be performed in accordance with this document, the Code, and standard industry practice. The observations and opinions made in this report are based on my professional engineering experience and judgment, as well as the observations of the visual inspection.
