As I understand you intend to remove the sloped roof over this closet and replace it with a dormer that will give this closet full height headroom. The present sloped roof limits the headroom in this closet. The dormer roof will be gabled and span from outside wall to the west edge of the closet. All of this floor and roof structure is supported by a steel beam at the lowest level spanning about 18' -6." We considered shortening this 18.5' beam span by about 3.' This would cause uplift at the cantilevered end and the resulting condition my lead to some greater wall cracking. My analysis of the design with the dormer has virtually the same load as with the sloped roof. You then measured the beam for me and gave me precise web and flange measurements so that I could determine that the beam was a WI Ox45. The steel grade is likely A36 and would provide a bending capacity about 10% greater than is needed under full load. If the steel grade happened to be A7 and I doubt that it is the beam under full load would be overstressed by about 5 %0 which would be acceptable. There seems to be a modest deflection in the beam and perhaps a little settlement of footing at the interior end of the beam. Neither deflection nor footing settlement should be negatively impacted by the dormer change. A header will be needed under the dormer wall which I could design, but I don't have the dimension of the header, but in fact your lumber yard could also design this for a load of about 500 pounds per linear foot. It is my judgment that you can do the work described without seriously impacting the structure. The portion of the buildable parcel which has a covering which does not permit water to percolate into the soil. Impervious surface shall include, but not be limited to, all driveways and parking areas, whether paved or not, sidewalks greater than 3 feet in width, patios, tennis and basketball courts, swimming pools, covered decks and other structures. The impervious surface requirement only applies to property located in the Shoreland District. The Shoreland District includes all property located within 1,000 feet of a significant body of water such as Prior Lake, Spring Lake, Mystic Lake, Markley Lake, etc. and the tributaries leading to them.
