Hunt August 4, 1977 SUBJECT: To consider a variance request for lot 7 Kopp's Bay First Addition. The request is for a 12.5' front yard variance and two foot side yard variance. STAFF ANALYSIS: The subject parcel is an extremely long Lakeshore lot zoned R -1. The parcel has topographic limitations with the existing house . and garage situated at two different elevations. The garage a 20' by 20' structure is built at road grade and set back 8' from the side property line. The lot is 100' in width. The applicant is proposing to construct a garage in front of the existing one resulting in a variance request. There is sufficient area to construct a garage adjacent to the existing one and be In compliance to the zoning ordinance. To comply with the ordinance two large trees would have to be removed. STAFF RECOMMENDATION: Deny the requests because the lot is not unique and no hardship exists. THE CENTER OF LAKE COUNTRY �{ Last item on the agenda was a variance request for Mr. Harry Hunt. Mr. Hunt is requesting a 12.5 foot front yard variance for Lot 7, Kopps Bay. Staff recommended that a garage be built side by side instead of in front. Mr. Hunt stated that he would like to keep the .3 maple trees if at all possible and feels that the garages placed in front of each other would be more aesthetically pleasing than a four car garage facing the road. Motion was made by !louts to deny the variance because there is ade space to build adjacent to the existing garage seconded by Thorkelson and upon a vote taken msbi-Qa-.duly passed.
