Scott County Appraiser Dan Bethke inspected the subject property on May 6, 2013. The interior
of the property was viewed to be in typical condition for the property type and age. The
windows, roof, and siding are in good condition. The interior of the home has vaulted ceilings,
oak floors and carpeting. The kitchen has oak cabinets with excellent views of the lake. The
lower level has a wet bar and a whirlpool room with its own threequarter bath. The lower
level also has a 21 x 14 workshop. The lot is a rectangular shaped lot with gradual flat
elevations. There are approximately 110 front feet of lake shore. There is also a public access
on the East side of the parcel. It has been noted that this public access point can be busy at
certain times, especially in the winter months.
Findings:
Scott County has prepared a Summary Appraisal report using four comparable two-story
properties that have sold in the appropriate timeframe for this assessment. After adjusting for
the differences between the sold properties and the subject property, the indicated value
ranges from $930,285 to $1,120,450. The current January 2, 2013 value for taxes payable in
2014 is $995,800. The current assessed value is within this range of indicated value based on
those actual sales.
Recommendation:
We recommend that the board affirm the value of $995,800.
