Dear Justin:
Please ask the HOA to approve the deck addition to my home at 3744 Pointe Pass N /W, Prior Lake,
MN 55372. The deck will be total of 12x20 sq. ft. divided into two segments each being 10x12.
Only one portion of the deck will have a roof over it which will be screened in to avoid bugs. The
other 10x12 portion will be an open deck for grilling food with no screens and no roof.
You will be receiving a NEW survey from Pioneer Engineering Civil Engineers Land Surveyor showing
the impervious surface increase as a result of the screened porch addition with the understanding
that the cumulative impervious surface for the entire Point Pass Development area that will be
affected. The new survey and impervious surface table will be updated to reflect the deck/porch
addition. The covered portion of the roof will only be 120 square feet.
Thank you for your attention to this matter as I do want the deck built prior to hard freezing and the
snow which will be forthcoming.

Please be reminded that the exterior changes you make to your home are your
responsibility to maintain and replace in the future. Should you decide to sell your home,
it is also your responsibility to disclose the changes and responsibility to the new owners.
• You will be responsible for any damage or repairs that may occur or be
required after the installation.
• Any future owner of your home will be responsible for maintenance or
repairs that may be needed due to the above modifications.
