ASSOCIATES, INC. TO EXTEND THE PUD AND
PRELIMINARY PLAT REVIEW DEADLINE FOR WILD OAKS
FROM DECEMBER 2,1995 TO JANUARY 31,1996.

The City Council issued directive #95-72 related to the project
known as Wild Oaks, at the November 6, 1995 meeting.
Specifically, the directive for Planning Staff was to contact the
developer for Wild Oaks, RCS Associates, Inc. to request a
letter for timeline extension for approval of the PUD and
preliminary plat.
The Wild Oaks project deadline for action by the City is
December 2, 1995. The Planning Commission recommended
denial of the PUD and preliminary plat at their October 23,
1995 Planning Commission meeting. Following the meeting,
the developer met with staff to discuss a proposed preliminary
plat revision which will minimize grading of the steep slope and
preserve more trees on site. The developer proposed to
amend the preliminary plat application based on a new design
and layout. It is anticipated the revised application will be
submitted by the end of November, 1995.
The City Council was concerned there would not be enough
time to review the PUD and preliminary plat prior to the
December 2, 1995 deadline and therefore requested the
developer submit a written request for time extension until the
end of January, 1996.
Attached find the letters and fax from James Sander, the
Attorney representing RCS Associates Inc. The letter and fax
are the written request for time extension for consideration ~f
the PUD and preliminary plat application for the Wild Oaks
project.

2. Deny the request for time extension and schedule special
meeting(s) prior to December 2, 1995 to hold hearings on
the Wild Oaks project.
3. Uphold the recommendation of the Planning Commission
to deny the PUD, preliminary plat and cul-de-sac variance
and direct staff to prepare the appropriate resolutions.
4. Take no action which would result in approval of the PUD
and preliminary plat applications on file.
RECOMMENDATION: Alternative #1. This action is in accordance with the Council's
direction.
ACTION REQUIRED: A motion as part of the consent agenda to approve a timeline
extension to January 31, 1996 for consideration of the Wild
Oaks PUD and prerminac .

Dear Ms. Garross:
This letter will supplement mine of November 13, 1995, In the request fOt an extension
of time tor both the plat. and PUD applications on Wild Oaks. My letter of
h10vember 13. 1995 requested an extension of the Ume limit which now appears to run
out December 2. , 995. At this time the developer would request an extension of 60
days from December 2. 1995 which should be sufficient to enable the Planning
Commission, City Council and staff to properly consider the revised plat and PUO
applications. Thank you.
