Carsten Remodeling, I have reviewed the following additional existing structural conditions associated with your proposed remodeling: AVE. S.. PAUL M N Existing lintel condition at the main floor framing level on the left side of the Lower Garage space (refer to "Foundation Plan /Existing 1s Floor Framing Plan" on Sheet 4 of the 5 5 1 0 5 1 6 a construction documents prepared by Phillips Planning Inc.) My review of these conditions was based on information regarding the existing structural materials at these locations provided by Mr. Myrlie. Based on my review of these conditions I have the following comments and recommendations: Existing footing condition Mr. Myrlie reported that the existing footing at the exterior 12 inch CMU foundation wall was 7 inches deep and projected 3 inches from the face of the CMU. Based on this report the existing footings will have the capacity to support the surcharge loads associated with the proposed remodeling in accordance with the Minnesota State Building Code. Existing lintel condition at the Lower Garage entry Based on the information provided by Mr. Myrlie, it appears that the existing lintel at this location is a CMU bond beam lintel. I cannot provide an opinion regarding the capacity of this existing member to support the new loads associated with the proposed remodeling work (the amount and location of the reinforcing in the CMU cannot be determined without special investigative equipment). Instead, I recommend adding a (2) 1 -3/4 "x11 -7/8" LVL lintel in the stud wall above this opening. This lintel could be placed just above the existing wood plate at the existing precast concrete floor framing and shall extend at least 6 inches each end past the face of the opening below.
