HomeMy WebLinkAbout4D - Villas at The Wilds The Prior Lake Subdivision Ordinance Section 6-3-3 (B) Title 4 states that "The consolidation of preliminary and final plat review may be requested by the developer from the City Council. Such a request must be submitted to the City Council prior to preliminary plat public hearing. If the Council agrees, the final and preliminary plats may be reviewed contemporaneously, provided the developer submits a written request to the Council prior to the preliminary plat hearing." Attached is a letter dated June 3, 1994 from Nedegaard Custom Homes The letter requests that the City Council consolidate the preliminary and final plat review into a single action. The replat of the Villas at the Wilds includes townhome lots containing sixteen villas. The purpose of the petition is to adjust previously approved lot lines to correspond with construction on the site (see attached graphic). Models are under construction on this site but certificates of occupancy cannot be issued until the temporary sewer and water systems are completed and operating and the base course of the road completed. Council has the following alternatives: 1. Deny the request and consider the preliminary and final plat separately. 2. Approve the request. 3. Defer action on the request subject to receiving completed preliminary plat documents. RECOMMENDATION: I believe it would be appropriate for the City Council to approve the consolidation of the preliminary and final plat with the understanding that prompt processing of this plat requires receipt of complete application and supporting materials. The staff review will occur as quickly as possible within the Development Review Committee timelines.
