for Prior Lake Mini Storage
Dear Gary and Annette Thomas:
On March 6, 2007, the City of Prior Lake received your application for site plan. Before
we can consider your application complete we need a certificate of survey that is signed
by a surveyor registered in the state of Minnesota. As long as the signed survey is
consistent with the surveys that were originally submitted, only one full scale and one 11
x 17 reduction of the signed survey will be necessary. This letter serves as your
notification that the application is currently incomplete; however, since the incomplete
status is only due to a needed signature we will use the information submitted and begin
reviewing the plans.
It is our intention to process this application as quickly as possible. The DRC will be
reviewing the plans in the next two weeks. We will then notify you of any necessary
changes.

RE: Site plan review for Prior Lake Mini Storage
Following are the results of the preliminary Site plan review for the Prior Lake Mini
Storage building. Our review was based on the Minnesota State Building Code (MSBC)
which adopted with amendments the 2000 International Building Code (IBC) with
handicap regulations of the Minnesota Accessibility Code Chapter 1341. Also
requirements of the 2003 Minnesota State Fire Code (MSFC) which adopted with
amendments the 2000 International Fire Code (IFC).
1. Complete a Building Code allowable area analysis that includes the existing buildings
in the review as there are more than one building on the same property. IBC Chapter 5
2. Provide fire lanes for fire apparatus response. Signage to read:" No Parking Fire Lane
by order of Fire Department ". Indicate on Site plan. Locate by 15' sliding gate
(North). IFC 1001.7.1.
3. Provide a fire department lock box at 15' sliding gate (North).
4. Provide fire extinguishers minimum 2A1OBC rated, within 75 feet travel distance of all
areas. IFC 1002.
5. Submit the Structural Engineers requirements for Special Inspections IBC 1701.5.
6. Submit signed a Certificate of Survey and site plan.
7. Submit a soils report.
The building plans must be reviewed by the Cities Developmental Review Committee
(DRC) which consists of representatives of Planning, Engineering, Parks, Finance, and
Building Departments. The DRC must approve the site plans before a building permit can
be issued.
