Dear Ken,
I have completed a preliminary review of the proposed alterations
to the Senior High toilet rooms as per plans dated December 1
1989. I believe the alternate as specified on page P -3 will be
required to obtain a correct door width into the toilet rooms.
It appears as though all other items are in substantial
compliance with the Minnesota State Building Code.
Procedurally the School District or the contractor doing the work
should apply for the building permit a minimum of two weeks prior
to starting the work. The applicant should submit two copies of
the plans along with the permit application.

Dear Gary:
Enclosed is a copy of the plans and outline specification for the
Senior High toilet room remodeling which the district recently
received quotes on. They wish to pursue this work later this year
and will either have the contractor or the district pay for the
permit at time of application.
The school was built in 1968 and added onto in 1978. The '78
addition has toilets which comply with the handicapped code but the
original building toilets do not comply with the latest code
requirements. The district wishes to remodel the toilets to comply
and that is the intent of the plans and specifications.
As you may be aware, the state recently passed legislation that any
school work under $100,000.00 in estimate, does not have to be
reviewed by the State Building Code Division. All plan review is by
the local jurisdiction. Please review the documents in preparation
for the necessary permit. Call if you have any questions.
Drawing P -3 was meant to illustrate an alternate cost proposal to
include the remodeling of the entry passageways as well as the doors
to the toilets on the lower level which should be done if the toilet
rooms are to comply.
We understand if the doors are removed from the present frames, the
entries would comply as is. Thus the district could decide if the
toilets warranted doors or not.

Specifications for
Senior High Bathroom Remodeling
Prior Lake, MN Schools
SUMMARY OF WORK:
scope:
To make four toilet rooms accessible to the handicapped in the
existing Senior High School, two on the upper level and two on the
lower level. Accessibility will be achieved by modifying the
watercloset stalls, grab bars and lavatories, and enlarging exis ting
doo
Demolition:
Refer to the plans for the toilet rooms. Toilet compartments shall
be revised as shown on the plans. Water closets at toilet rooms L16
and L17 shall be replaced with approved handicapped accessible
closets.
Re -mount existing toilet accessories such as tissue dispensers,
napkin disposals and dispensers, mirrors, soap and paper towel
dispensers, to comply with the handicapped accessible codes.
Remove the three lavatories from each of toilet rooms C104 and C105,
and cap and abandon the existing service.
Remove existing metal toilet compartment wall panels as required and
replace with properly reinforced metal toilet compartment wall
panels to accept new grab bars.
Remove any existing grab bars and turn over to the Owner. Existing
fixtures not re -used or turned over to the Owner shall be disposed
o£, off the site.
Remove or modify existing walls as indicated on the plan. Remove
existing doors and frames as shown. Turn over doors to Owner.
Remove or modify existing floor and ceiling materials as required to
accommodate new construction. See plan.
New Work:
Toilet ROOMS C104 and C105
1. Install new metal toilet compartment walls and doors as shown
on plan.
2. Re -mount the toilet tissue dispensers and napkin disposal (C104
only) as shown on the plans.

3. Install new 1 -1/2" dia. grab bars with concealed mounting, as
shown on plans.
4. Install 2 new Bradley Tri -Fount wash fountain as shown on
plans, one in each toilet room.
5. Re -mount one urinal in toilet room C105 only, to provide a new
rim elevation of 14 inches above the finished floor, in
accordance with the handicapped accessible codes.
6. Relocate existing mirror from south wall to north wall as
L"(6 . shown in Room C104.
1��� Install new plastic laminate doors and hollow metal frames as
shown. Provide new hardware at each door.
B. Install. new toilet room identification signs on the existing
corridor walls at the strike side of each new door, to comply
with the handicapped accessible codes.
9. Tie into and match existing floor, wall, and ceiling finish
materials, with new finish materials, as a result of new
construction. Patch, repair and match all necessary existing
floor, wall and ceiling materials as a result of new construc-
tion.
10. Paint walls and ceilings at areas of new construction or as
required to match existing colors and conditions. Paint new
hollow metal door frames to match existing.
11. Thoroughly clean areas of remodeling, and all areas affected
by remodeling, upon completion of work. Keep interior spaces
clean in the areas of remodeling on an as- needed basis until
the work is finished.
Toilet Rooms L16 and L17
1. Refer to Description of Work at toilet Rooms C104 and C105 for
notes and requirements.
2. Provide or re -mount an approved water closet at handicap stalls
as shown on plan. Water closet seats are to be 19" above the
finished floor in accordance with the handicapped accessibility
codes.
Lo r and re -mount one existing lavatory each, in Rooms L16 and
17 so that the rim is 34" above the finished floor, in
accordance with the handicapped accessibility codes, as shown
on plan. Insulate the hot water supply pipe and the waste pipe
as required to accommodate the handicapped accessibility code.
4. Lower and re -mount one existing mirror each, in Rooms L16 and
L17 above handicap accessible sinks, so that the bottom of the
mirror is 40" above the finished floor, in accordance with
handicapped accessibility codes and as shown on plans._

Section 04100 - Mortar
A. Mortar:
1. Premix, commercially prepared type, ASTM C387 mortar type S
above grade.
2. No mortar color.
B. Grout:
1. Approved non - shrink type.
Section 04200 - Masonry
A. Interior partitions (see schedule for location)
1. ASTM C90 Hollow Core Grade N, Type II modular size concrete
block where indicated on schedule shall be block with a
concave joint.
B. Control Joints
1. As required by design.
C. Built -in Work
1. Build -in hollow metal frames, anchor bolts and other items
supplied by other trades.
2. Build -in items plumb and true.
D. Lintels
1. Provide reinforced concrete block lintels over door openings
as required by new construction. Provide two number 5 rods
at lintel. Maintain 8 inch bearing on each side of
opening.
E. Cleaning
1. Remove excess mortar and sheays upon completion of masonry
work. Match adjacent work.
Section 06001 - Carpentry
A. Installation of doors and door frames.
B. Installation of finish hardware
1. Install in accordance with manufacturer's recommendations.

Section 07900 - Joint Sealants
A. Products
1. Sonalastic as manufactured by Sonneborn - Contech. Colors
to match existing.
B. Installation /Preparation
1. Clean and prepare surfaces to receive sealant materials.
2. Install sealant and backing materials in masonry control
joints, around perimeter of hollow metal door frames, at
joints between dissimilar materials and around new or
relocated plumbing fixtures as required.
Section 08111 - Steel Frames
A. Products
1. welded 16 gauge frames as manufactured by "The Ceco
Corporation" for all interior doors.
B. Fabrication
1. Accurately form and cut mitered corners of welded type
frames. Weld on inside surfaces. Grind welded joints to
smooth uniform finish.
2. All metal door frames shall be templated for three (3) butts
unless otherwise noted.
3. Reinforce and prepare frames to receive hardware including
closers. Refer to Section 08700 for hardware requirements.
4. Place three (3) rubber silencers on single door frames.
Space equally along strike jambs.
5. Provide jamb anchors as required.
6. Fill surface depressions of hollow metal frames with metalic
paste filler and grind to smooth .`inish.
7. Chemically treat surfaces and apply one coat of primer.
C. Installation
1. Install hollow metal frames plumb and square, in correct
locations indicated on drawings. Ensure frames are securely
and rigidly anchored to adjacent construction.

Section 08210 - Plastic Laminate Doors
A. VT Industries, Inc., 303 -3 and 1111 -5 Series, 1 -3/4" plastic
laminate doors with cores as required for label constructi.o
1. All corridor doors shall be 20 minute label constr uction.
B. Doors
1. The plastic laminate doors will be subject to the NWWDA
coverage extended to a "life of installation" time frame.
Fire doors shall conform to U.L. requirements and bear the
appropriate label. Provide for replacement and rehanging of
any defective door at no cost to the Owner for the life of
the installation.
2. All plastic laminate doors will be prefit, both stiles
beveled and premachined to receive butts, locksets, latch
sets and mortised holders or closers. Surface hardware to
be field applied.
3. The plastic laminate shall be 1/16" Wilson Art and shall be
laminated to the core with a hard setting glue line as
approved by manufacturer. Plastic laminate to match
existing doors.
4. Core shall be particleboard as required for label. construc-
tion. Stiles and rails to be double hardwood, minimum
1 -3/8 ". Outer edge shall be one piece, all edge bands shall
be laminated to the core with highly water resistant resin
adhesive.
5. Lock, top and bottom edges of all doors to have matching
plastic laminate. Hinge edge to be hardwood compatible
grain and finish to wood grain plastic, painted hinge edge
if plastic is solid color.
6. Fire doors shall have core material to meet the approval of
the Underwriters Laboratories, Inc. for a 20 minute fire
resistance label.
C. Installation
1. Install doors plumb and square, and with maximum diagonal
distortion of 1/16 inch. Install hardware in accordance
with requirements of Section 08700.

1. Finishes to match existing hardware.
I C. Installation
1. Install hardware on UL labeled openings in accordance with
manufacturer's requirements, so as to maintain the label.
2. Mortise and cut to close tolerance and conceal evidence of
cutting in the finished work.
3. Install closers on the room side of corridor doors.
4. Mounting heights:
Install hardware at mounting heights conforming to the
recommended mounting locations of the Builders' Hardware
Manufacturers Association.
Section 09205 - Metal Furring and Lathing

A. Metal furring, and lathing as required for gypsum and cement
plaster ceilings.
B. Metal Lath: 3.4# copper bearing expanded metal lath. Mesh for
shower rooms shall be galvanized.
C. General Installation Requirements
1. Erect metal furring and lath as required for gypsum and
cement plaster in accordance with ASTM C841 -76 and local
Lath and Plaster Institute.
2. Install members true to lines and levels and to provide
surface flatness with maximum variation of 1/8 inch in 10
feet in any direction.

Section 09210 - Gypsum Plaster
A. Three coat gypsum plaster with sand float plaster finish coat
for all toilet room ceilings. Tie into and match existing
plaster ceiling. Patch existing ceiling as required.
Section 09310 - Ceramic Tile
A. Ceramic tiled walls, installed using the thinset method, with
cementitious grouted joints.
B. Ceramic tile flooring and base, installed using the thinset
method with cementitious grouted joints.
C. Walls shall be 4" x 4" ceramic tile as manufactured by U. S.
Ceramic Tile Company, or approved equal, to match existing wall
tile.
D. Ceramic tile floors shall be 1" x 1" ceramic tile as
manufactured by U. S. Ceramic Tile Company, or approved equal,
to match existing floor tile.
E. Bond Coat- Dry -set cement mortar; TCA #763 manufactured by
Upco.
F. Grout: Upco dry tile cure; to match existing.
G. Installation
1. Prior to installing floor tile, ensure surfaces are level,
with maximum surface variation of 1/4 inch in 10 feet.
2. Prior to installing wall tile, ensure surfaces are level,
with maximum surface variation of 1/4 inch in 10 feet.
3. Install floor tile in accordance with Tile Council of
America Method #F -113.
4. Install ceramic wall tile in accordance with Tile Council of
America Method #W -202 on concrete block.
5. Neatly cut tile around fixtures and drains. Accurately form
corners, base, intersections and returns. Patch existing
tile in areas of remodeling as required to achieve a smooth
uniform appearance.
6. Ensure tile joints are uniform in width, subject to normal
variance in tolerance allowed in tile size. Ensure joints
are watertight, without voids, cracks, excess mortar or
grout.

7. Form internal wall angles square and external angles bull -
nosed. Provide surface bullnose tile next to metal door
jambs and any other locations required to make a neat
finish.
8. Allow tile to set for a minimum of 48 hours prior to
grouting.
Section 09900 - Painting
A. Plaster
1. Paint finish - 1 coat Alkyd Primer Sealer 10000.
2. Paint finish - 2 coats Dulamel Egg Shell Finish (to match
existing.
B. Concrete Block
1. Paint finish - 1 coat Primer Sealer Quick Dry 20100
2. Paint finish - 2 coats Dulamel (to match existing).
C. Metal Door Frames
1. Thoroughly sand and clean.
2. Retardo Primer (sprayed).
3. 2 coats Satin Impervo (sprayed) (to match existing).
Section 10155 - Metal Toilet Partitions and Urinal Screens
A. Provide floor supported (heavy duty anchorage) with headrail
bracing "Academy" type toilet partitions manufactured by
Sanymetal Products Company or approved equal. Stiles shall
extend from floor to headrail and be firmly secured to floor
with the "floor braced partition" type of heavy anchorage.
Stand and headrail partition anchorage will not be accepted.
B. Finish at new toilet partitions to match that of existing.
Section 10800 - Toilet and Bath Accessories
A. Grab Bars: Provide two (2) 16 x 32 9703 left and right L -Angle
grab bars in the handicap stalls in the toilet rooms as
manufactured by McKinney Parker Company. Grab bars to be
located in the V-0" wide handicapped toilet stalls.
Section 15450 - Plumbing Fixtures

All handicapped fixtures shall have the traps, stops and supply
lines wrapped with 1/2" or equal flexible aerotube insulation to
provide a soft surface as protection against knee injury.
C. Chair Carriers
A. Furnish and install chair carriers and fittings for all wall
hung water closets.
D. Plumbing Fixture Schedule
1. WC -1 Water Closet - Handicapped Wall Hung
American Standard #2477.016 Water saver "Afwall" toilet with
siphon jet action, elongated bowl, white vitreous china,
1 -1/2" top inlet, Sloan Royal #110 -3 flush valve with
screwdriver angle stops, vacuum breaker, seal bumper, wall
and spud flanges, with Church #5321.112 white open front
seat less cover. Mount at handicapped height.
2. WF -1 Wash Fountain
Washfountain for three users shall be Bradley 36" CHC
Tri-Fount.
E. Finish or Trimmings
1. Exposed flush, waste and supply pipes at the fixtures shall
be chromium plated. Water lines to all individual fixtures
where exposed shall be equipped with high grade loose key
chromium brass stop valves. Each individual fixture shall
be provided with stop valve on the supply line.
F. Fixture Supports
1. Provide and install all back or side support anchor
brackets, braces and concealed hangers as necessary to
support each plumbing fixture. Concealed hangers for
lavatories, urinals and similar fixtures shall be provided
with fastening devices to securely anchor hanger on walls or
partitions.
