HomeMy WebLinkAbout14-046 Bluffs of Shady Beach Final PUD4646 Dakota Street SE Prior Lake MN 55372 , 6)73098-32 %6)73098-32%4463:-2+8,)*-2%040%22)(92-8():)0341)28 49( 40%2%2(8,) 49(%+6))1)28*368,)w&09**73*7,%(=&)%',x MCGUIRE SOUKUP 1SXMSR&]7IGSRH&] Copper Creek Development (the “Developer”), has submitted an application for a Final ;,)6)%7 Planned Unit Development (PUD) Plan for the Bluffs of Shady Beach; and The Prior Lake Planning Commission conducted a public hearing to consider the ;,)6)%7 proposed Final PUD Plan on November 18, 2013; and The Planning Commission found the Final PUD Plan to be in substantial compliance with ;,)6)%7 the approved preliminary plan and recommended approval of the Final PUD Plan on November 18, 2013; and The Prior Lake City Council considered the proposed Final PUD Plan on April 14, 2014 ;,)6)%7 and find it to be in substantial compliance with the approved Preliminary PUD Plan; and The City Council finds that the Final PUD Plan is compatible with the stated purposes ;,)6)%7 and intent of the Section 1106 Planned Unit Developments of the Zoning Ordinance. , 23;8,)6)*36)&)-8,)6)&=6)730:)(&=8,)'-8='392'-03*46-360%/) as follows: 1-22)738% 1.The recitals set forth above are incorporated herein. 2.The Final PUD Plan is hereby approved subject to the following conditions: a.The Developer must obtain the required permits from any other state or local agency prior to any work on the site. b.The Developer shall revise the plans in accordance with the requirements contained in the memorandum from the City Engineering/Public Works Departments dated April 8, 2014. c.Public benefit to be incorporated into the PUD pursuant to Section 1106.400: i.Preservation of trees along Shady Beach Trail by incorporation of a conservation easement. ii.Expanded storm water drainage capacity and infiltration through the north and south proposed basins. iii.Enhanced residential design by construction of two -story housing of a minimum of 2,200 square feet with three -car garages on at least seven (7) of the properties. 3.The Mayor and City Manager are hereby authorized to execute the PUD Agreement on behalf of the City.
