CONSIDER APPROVAL OF A CERTIFICATE OF PLAT
CORRECTION FOR WENSMANN 4TH ADDITION
Historv: On April 19, 2004, the City Council adopted Resolution 04-
67 approving the final plat known as Wensmann 4th Addition. The
plat consisted of 10.62 acres, to be developed with 124 townhouse
units. The final plat documents were signed and recorded.
Current Circumstances: The surveyor recently discovered an error in
the dimensions of the curve at the intersection of Wilds Parkway and
Wilds Drive as shown on the plat. To correct this error, the surveyor is
requesting the City sign a Certificate of Correction to the plat. This
certificate specifically corrects the errors. It does not change any of the
dimensions of the lots.
The Issues: The Certificate of Correction is the proper way to correct
the errors on the recorded plat. The certificate does not affect the plat
as approved by the City Council. The required developer
improvements were included under the final plat, so no Letter of Credit
is necessary. In addition, the City fees normally associated with a final
plat have been collected.
Conclusion: A copy of the Certificate of Correction and the plat is
attached to this report. Staffwill be available to discuss the details of
this correction with the Council.
Budf!et Imoact: There are no budget impacts with the approval of this
Certificate of Correction.
The City Council has the following alternatives:
1. Adopt a motion authorizing the Mayor to sign the attached
Certificate of Correctiono
2. Defer this item and provide staffwith specific direction.

LAND SURVEYOR'S CERTIFICATE OF CORRECTION TO PLAT
Name of Plat: WENSMANN 4TH ADDITION
Pursuant to the provisions of Chapter 505.174, Laws of Minnesota, 1957, John C. Larson, the
undersigned, a Licensed Land Surveyor in and for the State of Minnesota, declares as follows:
That I prepared the plat of WEN S MANN 4TH ADDITION, dated April 19th, 2004, and filed on
Apri128th, 2004 in the office of the County Recorder, Scott County, Minnesota, as Document
No. 653888 .
That said plat contains errors, omissions, or defects in the following particulars, to-wit:
The boundary dimension of 15.56 feet, radius of 25.00 feet and central angle of 35
degrees 39 minutes 44 seconds at the intersection of the easterly right of way line of
Wilds Drive and the northerly right of way line of Wilds Trail is in error. Also a
dimension in the most southerly comer of Lot 17, Block 3 is missing.
That said plat is hereby corrected in the following particulars, to-wit:
The boundary dimension at the intersection of the easterly right of way line of Wilds
Drive and the northerly right of way line of Wilds Trail is 18.25 feet, radius of25.00 feet
and central angle of 41 degrees 49 minutes 36 seconds. See the attached sketch for this

Dear Ms. Kansier:
A small error 'was found in the graphics of the recorded plat for the Wensmann 4th
Addition. As this plat is already filed Pioneer Engineering has completed a Land
Surveyor's Certificate of Correction to Plat to rectify this error. Scott County has already
reviewed the proposed correction and given approval.
As we discussed this correction requires the consent of the City Council and signature of
the nlayor. It is my understanding that this item can be brought to the regular scheduled
City Council Meeting on October 18, 2004.
After the mayor has signed the Correction please return to our offices for recording at the
County.
