Prior Lake, MN 55372-1714 MEETING DATE: AGENDA #: PREPARED BY: October 18, 2004 SA Frank Boyles, City Manager AGENDA ITEM: JEFFERS POND CONCEPT PLAN - Kelly Murray PRESENTATION: Jeffers Pond is a 320 acre subdivision located at the southwest quadrant of CSAH42 and CSAH21. An environmental assessment worksheet (EAW) is being completed on the project and preliminary plat will soon be submitted. Prior to submitting a preliminary plat, Kelly Murrary of Wensmann Realty, the developer of this subdivision, would like to review a concept plan with the City Council. Some changes to the initial concept described to the City are being explored by the developer however, the development continues to provide for a school site, fire station, natural preserve site and building, regional trail, and transit station. Because of the future importance of County Road 21 in providing access to Prior Lake, the new concept contemplates a considerable amount of commercial and mixed use on the north side of the property, A change in housing mix is also contemplated which will actually reduce the number of dwelling units from earlier estimates.
