The proposed plat consists of 1.57 acres to be subdivided into 4 lots for single family development. A portion of this site was originally platted as Outlot C, The Wilds North. The difference is that the Planning Commission and the City Council are simultaneously reviewing both the preliminary and final pat. The following is a description of the proposed development. Total Site Area: The site consists of 1.57 acres. Access: Access to the site is from Wilds Path and Cougar Path. There will be no access from CSAH 42. To the west is the portion of The Wilds North, zoned C-2 (Community Business). Lots: The preliminary plat consists of 1.57 acres to be subdivided into 4 lots. The proposed lot areas range from 12,000 square feet to 14,400 square feet. All of the lots meet the minimum lot area and lot width requirements for the R-1 District. Streets: This plan does not include any new fight-of-way. Parks: There are no parks identified within this site. Parkland dedication requirements for the portion of this site originally platted as Outlot C, The Wilds North, was satisfied by a land dedication.
