EXTENSION TO FILE THE FINAL PLAT OF CARDINAL
RIDGE THIRD ADDITION

The purpose of this item is to consider a request by Sienna
Corporation, represented by Jim Johnston, to extend the filing deadline
for the plat of Cardinal Ridge Third Addition, for 90 days, from May 20,
1995 to August 20, 1995.
Subdivision Ordinance 87-10, Section 6-3-4:(G) states that "The
Council may extend the recording time for sixty (60) days upon written
request by the subdivider or for other good cause as determined by the
Council." The developer has been requested to submit additional
information explaining the reason for the request. See attached letter
dated May 8, 1995 from James W. Johnston. The primary reason for
the extension request is related to the marketplace and current lot
inventories in and about Prior Lake. The request must be considered
by the City Council at the May 15, 1995 meeting, in order to render a
decision prior to the final plat expiration date of May 20, 1995.
Staff has no objection to granting a maximum 60 day extension for final
plat filing and recording, as provided by the Subdivision Ordinance.
There have been no zoning nor subdivision regulation changes that
would impact the final plat, nor are any anticipated by July 20, 1995.
1. Approve a maximum 60 day filing extension for Cardinal Ridge
Third Addition. The new filing deadline to be July 20, 1995.
2. Deny the request for filing extension. This alternative would
render the final plat of Cardinal Ridge Third Addition null and void.

Dear Deb:
In response to your inquiry regarding our request to delay Cardinal Ridge Third's platting and
development, Sienna believes that the current state of the marketplace and current lot inventories
in Prior Lake and its neighbors warrant some prudence regarding a start date.
It is extremely important to us to bring these lots on the line this year to meet anticipated
demands over the winter and spring. However, we believe a more propitious start would be
August 15 and we are requesting an extension to that date.
