HomeMy WebLinkAbout4L - Fire Station #1 Change Ord DATE: INTRODUCTION: BACKGROUND: DISCUSSION: 4 (1) DOUG HARTMAN, PRIOR LAKE FIRE DEPARTMENT CONSIDER APPROV AL OF CHANGE ORDER NO. 4 FOR FIRE STATION NO.1 AUGUST 21, 1995 The purpose of this Agenda item is to approve Change Order No.4 for Fire Station No.1. Change Orders No.1, No.2, and No. 3 combined total came to $42,310.32. It was determined in the beginning of the project that the architect would attempt to submit change order approval requests in $5,000 increments. Change Order No.4 exceeds this amount for the following reasons: 1.) Item #6 of Change Order No. 4 alone is $5,388 for replacement of frost damaged sidewalk. While soil tests of the site were taken, this is an example where the borings were not taken in this location because the primary focus is typically on building foundation and drive aisles. 2.) With repairs on the sidewalk being made this spring and near the point of building completion, the Building Committee directed the architect to hold many small requests and to submit them as one final Change Order just prior to final payment request. Kratochvil Construction is currently processing this final payment request. All of the Change Orders were field decisions made by the Fire Department Building Committee. The City Manager was included on decisions involving significant costs. Items #3 and #5 are for miscellaneous plumbing and electrical items required by building code. These totaled $2,437. Items #1, #2 and #4 totaled $2,267.07 and were minor changes made for the protection and beautification of the site and building. The total for Change Order No.4 is $10,092.07. The original contract amount was $1,518,790.00. Change Orders No. 1 through No.4 add $52,402.39. With the Change Orders, the total construction price is $1,571,162.39. Despite the Change Orders, the current project cost is still $63,117.00 below the architects original estimate of $1,645,683.00 (including contingency). I expect this to be the final Change Order. However,additional expenses are anticipated for the following: 1.) Extension of the parking lot driveway to Cottonwood Lane on the south side of the building concurrently with the Wilderness ponds development estimated not to exceed $10,000.00. 2.) Some additional plumbing and electrical issues within the building extimated not to exceed $3,000.00. 3.) Purchase of computer equipment to include the Fire Station into the city computer network estimated at $15,000.00. It is estimated that the remaining building funds will be used for these expenditures but would be purchased outside of the building contract. ALTERNATIVES: The alternatives are as follows: 1. Adopt Change Order No.4 in the amount of $10,092.07. 2. Defer action on the Change Order until such time additional information is rendered. 3. Deny this item for specific reasons. RECOMMENDATION: The recommendation is to approve alternative #1.
