CONSIDER ADOPTION OF RESOLUTION 95-82
APPROVING THE FINAL PLAT OF WATERFRONT
PASSAGE 2ND ADDITION.
AUGUST 21, 1995
The purpose of this item is to consider approval of the final plat
of Waterfront Passage 2nd Addition. The subject site consists
of approximately 12 acres of land located southeast of the
intersection of CR. 21 and Adelmann Street and is the future
site of the Public Works/Parks Maintenance Facility.
The preliminary plat of Waterfront Passage Addition was
approved by the City of Prior Lake in 1993. Approximately 22
acres of land was final platted into a series of lots and outlots
for development as the City's Business Park.
The subject site, (Outlot B), was not included in the original
purchase agreement for the Adelmann farm and therefore did
not receive final plat approval at the time Waterfront Passage
Addition was approved by the City Council. The site was
purchased separately, in 1994, for the sole purpose of
construction of a Public Works, Parks Maintenance facility.
The subject site is currently in outlot form, (Outlot B, Waterfront
Passage Addition), and as such, is not eligible for a building
permit. It is necessary to complete the final plat in order to
continue the development process for the Maintenance Facility.
Streets and utilities to serve the subject site were installed by
the City in 1993, as part of the Waterfront Passage Addition
development. The proposal is to replat Outlot B, Waterfront
Passage Addition into one, 13 acre lot as shown on the
attached final plat. Lot 1, Block 1, Waterfront Passage 2nd
Addition will be graded and connected to utilities located in

Adelmann Street, commensurate with the construction of the
Maintenance Facility. Since there are no public improvements
associated with the final plat and being that the City is the
developer, no developers agreement is required for the
subdivision.
ALTERNATIVES:
1. Adopt Resolution 95-82 approving the final plat of
Waterfront Passage 2nd Addition as submitted.
2. Remove consideration of the item from the Consent
Agenda for further discussion.
RECOMMENDATION: Alternative #1.
ACTION REQUIRED: A motion as part of the consent agenda to adopt Resolution
95-82 as presented or with changes directed by the City
Council.
RESOLUTION 95-82
RESOLUTION OF THE PRIOR LAKE CITY COUNCIL TO APPROVE THE FINAL PLAT
OF "WATERFRONT PASSAGE 2ND ADDITION" AND SETTING FORTH CONDITIONS
TO BE MET PRIOR TO RELEASE OF THE FINAL PLAT.

WHEREAS: the City Council held a hearing on July 19, 1993 and approved the preliminary plat of "Waterfront
Passage Addition"; and
WHEREAS: the City Council has found that the final plat of "Waterfront Passage 2nd Addition" is in substantial
compliance with the approved preliminary plat; and
WHEREAS: The City Council has approved the final plat of "Waterfront Passage 2nd Addition".
NOW, THEREFORE, BE IT HEREBY RESOLVED BY mE CITY COUNCIL OF THE CITY OF PRIOR
LAKE, MINNESOTA, that it should and hereby does require the following conditions to be met. prior to release of,
and recording of said plat: '
1. Payment of all fees including but not limited to: final plat fee; park dedication fee, trunk sewer charge, storm water
management fee, collector street fee and all other applicable fees.
2. Reductions of the entire final plat be submitted, to the following scales: I" = 800'; I" = 200'; and one reduction at no
scale which fits onto an 81/2" x 11" sheet of paper.
3. Four mylar sets of the final plat with all required signatures be submitted.
4. The final plat and all pertinent documents must be filed with Scott County within 60 days from the date of final plat
approval. Failure to record the documents by October 21, 1995, will render the final plat null and void.
Passed and adopted this 21st day of August. 1995.
