The Hanson Group has reviewed the proposed framing and the following is noted regarding the connections: 1. The locations of the connections are redlined on the attached renderings that were provided to The Hanson Group for loading calculation purposes. 2. The positive connections specified on the attached sketch drawing are taken from Simpson Strong-Tie's Architectural Product Group and are galvanized, black-powder coating finished. Should the Builder desire to have specially fabricated connections in place of the Simpson callouts, 1/8" thick steel hot-rolled plating material and identical fastening patterns are to be used. All manufacturers fastening and connection requirements are to be closely followed. 3. A site visit by Nick Hanson, PE of The Hanson Group was performed on 8/23/12 to review the in place conditions and proposed framing. After our review of the above information and associated documentation, it is our professional engineering opinion that the proposed connections will be structurally adequate upon completion of the proper installation of the attached connections. This document applies to the review of the required connections. All other aspects of the project are outside the scope of this document. All construction is to be in accordance with this document, standard industry practice, and the requirements of the Code. I am going to describe what I used for connections on the pergola, please try to keep the connections within what I did. The review was based on the 2007 Minnesota State Building Code (MSBC) which adopted with amendments the 2006 International Residential Code (IRC). 1. Stairs leading to sport court: a 3'x3' landing is required at bottom of stairs. 2. Stairs leading to sport court: Page 2 indicates 10 risers and detail 2/8 shows 8 risers- explain. 3. A State of Minnesota licensed elevator contractor must install the elevator. 4. Windows that are larger than 9 square feet and less than 18" above the finished floor must be safety glazed. 5. Apply for a demolition permit. A $5000.00, with the payment in the form of a cashier's check or Letter of Credit ensuring compliance with erosion and city ordinances is followed. A is required before issuance. The deposit is returned at the time of footing inspection of the new house. This review is based on a survey that was submitted on November 29, 2010. The lake shore is not allowed to be used for a pool barrier in lieu of a 5 foot high non-climbable fence. The pool requirements will be address at the time of pool permit application. Comment#5 is also an fyi,if the garage is moved back to an area that is behind the front of the house, additional uses such as a sport court is allowed. When a garage is located in-between the front of the house and the road(in the front yard)only storage type uses are allowed for the garage. Also CDNR and the Engineering department are making comments concerning the grading around the garage because the survey shows that you are planning on grading that area. If you are not planning on grading the garage area,the survey would need to reflect that the existing grade is not changing. The remaining items in our plan review letters will need to be addressed before the building permit is issued.
