HomeMy WebLinkAbout9A Summit Preserve Prelim Plat Presentation6/29/2016 1 June 27, 2016 Summary of Actions Required by the  Planning Commission and City Council: PC and CC: Approve rezoning the property from PUD to R-2 (a Comp Plan amendment to 100% medium density residential in the Planned Use District was approved by the Met Council). PC and CC: Approve a Preliminary Plat for Summit Preserve. PC: Approved a Conditional Use Permit for Cluster Housing in the R-2 Use District. PC: Approved two variances related to the Cluster Housing design, including front yard setbacks and minimum lot depth. 6/29/2016 2 6/29/2016 3 6/29/2016 4 The Basics of the Proposed Preliminary Plat for  Summit Preserve: Total gross acreage = 54.8; total net acreage = 39.0 (71% of gross). Total units = 193 (71 single family lots + 122 townhome units). Single family lots: 23 @ 60’ width + 48 @ 70’ width. Net density = 4.95 dwelling units per acre (R-2 range = 4.1 – 7.0) All public streets; north/south street is a minor collector. Park dedication = 10% x 39 net acres = 3.9 acres; 1 acre dedicated, to be combined into a larger park for the expanded 140-acre area. Utilities: sewer/water to connect with existing system south of CSAH 42 and west of CSAH 18 (two sewer options are still under review); water booster station to be installed. Trees: 69% allowable removal; 21% saved (with heritage tree credit); 10% to be replaced. 6/29/2016 5 6/29/2016 6 6/29/2016 7 Conditions of Plat Approval:  The applicant shall obtain the required permits from other state or local agencies prior to any work on the site. The applicant shall revise the plans in accordance with the requirements contained in the memorandum from the Engineering/Public Works Departments dated May 26, 2016. The applicant shall revise the plans in accordance with the requirements contained in the memorandum from the Community Development Department dated May 26, 2016. The applicant shall revise the plans in accordance with the recommendations of Scott County in its letter dated June 7, 2016; however, further discussion needs to take place regarding the closure of Kensington Ave. at CSAH 42 before a final decision is made on that issue.
