Geraghty Property - Estate Avenue

I have reviewed the Geraghty property on Estate Avenue and the potential for
subdividing this property. According to our records, the Geraghty's currently
own Lots 27, 28 and 29, Eastwood. These lots are zoned R-ISD, and are riparian
lots. Individually, the lots are nonconforming; however, under the Zoning
Ordinance they are considered a single lot since they are under common
ownership.
A comparison of the R-ISD requirements for a riparian lot and the Geraghty
property is shown in the table below:

My information is not based on a lot survey, but on our property management
records. Assuming this information is correct, if subdivided equally, two lots
approximately 11,250 square feet in area would be created. This would require
variances to the minimum lot area and minimum lot width at the front setback
requirements.
It must also be noted that this property is subject to the Flood Plain requirements
of the Zoning Ordinance. In this instance, the lowest floor elevation of any
structures on this lot must be at least 909.9' MSL. In addition, an elevation of
908.9' MSL must be maintained at least 15' out from the structure. According to
the GIS data, the highest elevation on this property is approximately 910' MSL.
It may be necessary to place fill this property as part of construction.
I also reviewed the possibility of constructing a townhouse on this site. The
maximum density is 3.6 units per acre. This property is 0.5 acres in area, so it
appears only I unit will be permitted (0.5 x 3.6 = 1.86 units).
