Dear Mr. Jackson:
At your request a limited inspection of the above property was performed on April 12, 2005, The sole
purpose is the limited investigation of the local soil conditions so that we could make recommendations
for construction ofa proposed boulder retaining wall. Terry Dobie, P.E, performed this inspection.
This inspection report is limited to observations made from visual evidence. Limited manual testing
was performed, The report is not to be considered a guarantee of condition and no warranty is implied.
As Professional Engineers, it is our responsibility to evaluate available evidence relevant to the purpose
oftrus inspection. We are not responsible for conditions that could not be seen or were not within the
scope of our service,
No report of subsurface soil borings was available for our review. From the adjacent lot, it appears that
the building site was excavated down into naturaHy deposited soil.
DESCRu-J.ION
This site is located on Beach Street near Bluebird Lane on Prior Lake. The property rises up from
the lake to the street elevation, The house includes an attached garage, with a structural floor and
additional garage/storage space underneath it. Access to the lower garage is from a path that slopes
down from the front yard.
OBSERVATIONS
At the time of our inspection, tiered boulder retaining walls on the right and left border the sloped
path, The wall on the left consists oftwo tiered walls approximately 4 feet in height each. The walts
on the left will be removed and replaced with one wall approximately 10 feet in height. This wall
will border and support the sidewalk leading to the home entry.
A sketch of the proposed wall is attached. The sloped path rises up at about a 25% slope. The
height of the proposed wall will be approximately 4 feet at a point about 24 feet from the house,

CONCLUSIONS AND RECOMMENDATIONS
We did not have standard penetration soil boring information, but we did put down several shallow
(maximum 3 feet) hand auger borings along the toe of the existing wall. The soils were visually
inspected and classified. The soils are silty and sandy clay soils. Because of the limited number and
depth of the borings, and their small area, relative to the surface area of the site, the soil types and
conditions between borings and at elevations below the sampled depths cannot be known with
certainty, However, the borings did give an indication ofthe soil density, With the exception of the
area of the end of the wall closest to the house, the soils are medium to stiff consistency. From the
house corner to a point about 3 feet from the corner. the soils were found to be soft and wet to a
depth of about 2 feet. The~e soft soils are probably uncompacted backfill next to the frost footing of
the house. As the old wall is removed, we recommend that the soft soils be excavated to a depth of
about 2 feet from the house corner to a distance of about 3 feet from the house comer, and that the
soft soils be replaced with compacted fill or with crushed rock or ballast rock.
The successful design and construction of a boulder retaining wall depends on the skill and
experience of the contractor as well as on sound engineering. Unlike a retaining wall constructed
from relatively thin, lightweight manufactured products, a boulder wall is a constructed of a natural,
massive product of variable shape, The mass and weight of the soil being retained by a wall of
manufactured products is much greater than the wall itself. The top of a wall of these thinner, lighter
products is usually battered (sloped back) toward the retained earth to take advantage of the natural
angle of repose of the soil to reduce the lateral load on the wall. When the height of one of these
thinner, lighter walls exceeds 4 ft, a system which ties it back into the retained earth is usually
required.
By contrast, the mass and weight ofa boulder (two to three ft diameter) wall, of up to about 10 ft in
height usually exceeds the weight of the soil being retained. The inertia of the boulders resists the
lateral soil pressure. However, because the boulders are rounded in shape, it is necessary for the
contractor to place them carefully, He has to fit them into place by shape so they lock together and
act in unison. Again, as in the manufactured product wall, it is a good idea to batter the face of the
wall back toward the soil being retained as the successively smaller courses of boulders are placed.
A minimum batter of 20 inches is recommended for this particular maximum wall height of 10 feet.
Attached is a sketch detailing our recommendations for a typical section of the boulder wall. The
inclusion of a free draining backfiJllayer of clean granular soil behind the wall for its entire height
will further reduce the peak lateral soil pressure on the wall and is recommended, A geo-fabric filter
should be placed on the back face of the boulder wall to prevent the retained soil from eroding
through the wall. If the fill at the base of the proposed wall is well compacted. no special base
course need be installed for support of the wall. The front face of the first course of boulders should
be filled with compacted fill to a depth of at least a foot to provide the stability needed for the toe of
the wall.

DISCUSSION
Because we do not know the type or density of the soils at depth under the wall, we can't say there
will be no wall settlement. However, unlike a building, a boulder wall can experience differential
settlement of a few inches without compromising its function,
