CERTIFICATE OF CORRECTION TO PLAT FOR HAVEN RIDGE
SECOND ADDITION
DISCUSSION: Introduction
The purpose of this agenda item is to consider approval of a land surveyor’s
certificate of correction to the plat of Haven Ridge Second Addition. This
correction will add a natural gas easement to the plat and does not affect
street or lot dimensions.
History
The final plat of Haven Ridge Second Addition was approved by the Prior
Lake City Council on April 2, 2018 and was filed in the office of the Scott
County Recorder on April 20, 2018.
Current Circumstances
Occasionally recorded plats have corrections, errors, or omissions on them.
Minnesota Statutes Section 505.174 provides for either the surveyor who
signed the plat or another licensed surveyor to record a Certificate of
Correction to Plat to notify the public of a correction. After the final plat of
Haven Ridge Second Addition was recorded, it was discovered that an
existing natural gas easement within the plat was omitted.
Conclusion
City Staff recommends the plat correction. The attached land surveyor’s
certificate of correction to plat will officially add the natural gas easement to
the plat record.
ISSUES: The certificate of correction to plat will need to be recorded by the developer.

IMPACT:
None.
ALTERNATIVES: 1. Motion and second as part of the consent agenda to approve a
Resolution No. 19-101 authorizing the Mayor and City Manager to sign
the Land Surveyor’s Certificate of Correction to Plat for Haven Ridge
Second Addition.

additional discussion.

RESOLUTION 19-101
RESOLUTION AUTHORIZING THE MAYOR AND CITY MANAGER
TO SIGN THE LAND SURVEYOR’S CERTIFICATE OF CORRECTION TO PLAT FOR
HAVEN RIDGE SECOND ADDITION

WHEREAS, Occasionally recorded plats have corrections, errors, or omissions on them;
and
WHEREAS, Minnesota Statutes Section 505.174 provides for either the surveyor who
signed the plat or another licensed surveyor to record a Certificate of Correction
to Plat to notify the public of a correction; and
WHEREAS, After the final plat of Haven Ridge Seocnd Addition was recorded on April 20,
2019, it was discovered that an existing natural gas easement was not
indeitified on the plat; and
WHEREAS, The Land Surveyor submitted a Land Surveyor’s Certificate of Correction to
Plat for Haven Ridge Second Addition indicating the existing natural gas
easement; and
WHEREAS, The Prior Lake City Council reviewed the Land Surveyor’s Certificate of
Correction to Plat on April 2, 2018 and authorized the Mayor and City Manager
to sign the Land Surveyor’s Certificate of Correction to Plat for Haven Ridge
Second Addition.
NOW THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF PRIOR LAKE,
MINNESOTA as follows:
1. The recitals set forth above are incorporated herein.
2. The City Council authorizes the Mayor and City Manager to sign the Land Surveyor’s
Certificate of Correction to Plat for Haven Ridge Second Addition.
Passed and adopted by the Prior Lake City Council this 3rd day of September 2019.

Name of Plat: HAVEN RIDGE SECOND ADDITION
Pursuant to the provisions of Minnesota Statutes, Section 505.174, I, Peter J. Hawkinson, a Licensed
Land Surveyor in and for the State of Minnesota declares as follows:
1. That I prepared the plat of HAVEN RIDGE SECOND ADDITION dated April 2, 2018 and filed on
April 20, 2018 in the Office of the County Recorder, Scott County, Minnesota, as Document No.
A1045261.
2. That said plat contains errors, omissions or defects described in particular as follows:
a. An existing Gas Easement per Document Number 203910 was omitted from the graphics.
3. That said plat is hereby corrected in particular as follows:
a. The existing Gas Easement per Document Number 203910 is now added to the graphics. See
attached Exhibit A.
I hereby certify that this Land Surveyor’s Certificate of Plat Correction was prepared by me or under my
direct supervision and that I am a Licensed Land Surveyor under the laws of the State of Minnesota.
