HomeMy WebLinkAboutSign Criteria NorthLake Office Centre r F � NORTHIJA E OFFICE CENTRE EXTERIOR SIGN CRITERIA GENERAL 1 ) Each Tenant is required to identify its leased premises with a sign . 2 ) Approval of store design drawings for tenant ' s leased premises does not constitute approval of any sign work . Landlord ' s written approval of tenant ' s sign drawings is required . 3 ) The costs incurred for the furnishing and installation of a sign will be the responsibility of the tenant . Sign construction is to be completed in compliance with the following criteria . No alternate sign type will be accepted . SIGN CRITERIA 1 ) Each Tenant shall be allocated sign area on the exterior stucco fascia between the support columns , as indicated on the attached plan . No sign shall exceed twenty ( 20 ) feet in length or 24 . 3 square feet . 2 ) Sign copy shall be internally illuminated neon lighting type individual letters with black finish and red face with the following dimensions . Depth 4 - 5 / 8 inch Height Upper Case Letters 18 inch Lower Case Letters 12 inch SIGN APPROVALS ( Procedures for obtaining approvals for sign drawings . ) 1 ) Tenant shall submit three ( 3 ) sets of drawings and specifications including materials and colors used for all its proposed sign work . The drawings shall clearly show sign construction and attachments details . 2 ) The landlord shall return one ( 1 ) set of sign drawings to the tenant marked approved or disapproved . Any landlord modifications on approved drawings will be marked in red ink and must be returned to landlord bearing tenant approval . Disapproved drawings must be redesigned and resubmitted to landlord for approval . PROHIBITED SIGNS 1 ) Any sign on the leased premises which does not have landlord ' s written approval is a prohibited sign . Prohibited signs shall be removed from the premises by the tenant within five ( 5 ) working days following written notice by the landlord . Should the sign not be removed within five ( 5 ) days of said notice , the landlord or his agent shall remove the sign and all costs for removal shall be paid by the tenant . ;N r EXHIBIT E NORTHLAKE OFFICE CENTRE SIGN CRITERIA AND GUIDELINES 1 . Each tenant shall be allowed a maximum sign area of 18 inches high x 18 feet long . However, the signage area must be in compliance with any city codes and ordinances and shall be proportionate to the amount of tenant' s space leased . 2 . Sign location for each office is shown on the attached plan . Landlord shall indicate where 3 tenant' s signage may be installed . 3 . All signs will consist of U . L . approved , internally illuminated individual letters with 18 inch high capital letters and 12 inch high lower case letter. Signage may also be individual unlit letters of the same size . 4 . If the sign is internally illuminated , letters are to be constructed with aluminum returns painted black and red acrylic face to match existing signs or other color that is acceptable to the landlord . If the sign is unlit letters , the letters are to be a red acrylic face to match the existing signage . 5 . Detailed drawings of the proposed sign must be approved by the landlord prior to installation of any signage . (Z L ' 25
