RESOLUTION 23-101
A RESOLUTION APPROVING THE PIKE LAKE LANDING COMMERCIAL
FINAL PLAT AND DEVELOPMENT AGREEMENT

WHEREAS,
WHEREAS,
Parkhaven Holdings LLC (the “Developer”), the property owner, has submitted an
application to the City of Prior Lake for approval of a final plat for Pike Lake Landing
Commerical; and
the Prior Lake City Council approved a preliminary plat known as Pike Lake Landing
on February 16, 2021; and
WHEREAS, the City Council has found that the final plat of Pike Lake Landing Commercial is in
substantial compliance with the approved preliminary plat for Pike Lake Landing.
NOW THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF PRIOR LAKE,
MINNESOTA as follows:
1. The recitals set forth above are incorporated herein as if fully set forth.
2. The final plat of Pike lake Landing Commercial is approved subject to the following conditions,
which shall be met by the Developer prior to release and recording of the final plat:
a. A current title opinion or commitment of title insurance is submitted acceptable to the City
Attorney.
b. Payment of all fees prior to release of the final plat mylars.
c. Three mylar sets of the final plat with all required signatures are submitted.
d. The final plat and all pertinent documents must be filed with Scott County within 90 days
from the date of final plat approval. Failure to record the documents by October 15, 2023
will render the final plat null and void.
3. The following conditions shall be met by the Developer prior to issuance of a building permit
or any grading or work on the site.
a. The Developer shall obtain a grading permit from the City Engineering Department.
b. The Developer shall obtain required permits from other state or local agencies as
applicable.
c. The Developer shall revise the plans in accordance with the requirements contained in the
memorandum from the Public Works Department dated July 7, 2023.
4. The Mayor and City Manager are hereby authorized to execute the Development Agreement
on behalf of the City.
Passed and adopted by the Prior Lake City Council this 17th day of July 2023.
