Fire Station 1 Bathroom Remodel (2025-11)
CNH ARCHITECTS
This work order (“Work Order”) is issued on this 22nd day of April, 2025 by the City of Prior Lake
(“City”) pursuant to the Public Works Consultant Pool Master Agreement dated November 20,
2023 (“Contract”) between the City and CNH Architects (“Consultant”).
Based on the mutual promises and covenants set forth herein, the sufficiency of which are hereby
acknowledged, the City and Consultant agree as follows:
1.Scope of Work Order. Consultant agrees to provide, perform and complete all the services
requested by the City in this Work Order and attached Exhibit 1 (“Work”), which Work shall be
subject to the terms and conditions of this Work Order and the Contract.
2.Term of Work Order. All Work requested by this Work Order shall be completed by
December 31, 2026.
3.Compensation for Work Order. City agrees to pay the Consultant an amount not to
exceed $38,000 as full and complete payment for the Work requested by this Work Order.
4.Consultant Representative. Consultant has designated Quinn Hutson to manage the Work
Order subject to the supervision of Consultant’s representative.

PROPOSAL FOR ARCHITECTURAL SERVICES
PROJECT: Prior Lake Fire Station #1 – Restroom Remodel

DESCRIPTION
This project is for new finishes, millwork sinks and stalls in Mens Restroom 119 / Womens
restroom 120, installation of steam-showers (with associated mechanical equipment) in
place of existing showers, ceiling work and painting in Locker rooms 118 and 122, and
mechanical and electrical work throughout and in janitor room 117 as necessary.
GENERAL
We propose to perform our services in the following parts:
PART I – SCHEMATIC DESIGN/DESIGN DEVELOPMENT
Our services for this part include providing a set of drawings and specifications for owner review
SERVICES PROVIDED
Meet with Client and user groups on site
Create or incorporate existing building background drawings
Preliminary review of building codes
Develop overall and enlarged floor plan options
Develop interior elevations
Material selection meetings and color schedule
Preliminary Mechanical/Electrical design

PART II - CONSTRUCTION DOCUMENTS
Our services for this part include providing a set of drawings and specifications for construction
and review by city building officials.
SERVICES PROVIDED
Plan drawings and details
Wall sections and details
Finalize mechanical and electrical design/ produce drawings and details
Floor finish plans showing floor wall and ceiling finishes
Interior elevations
Millwork and other interior details
Mechanical / electrical specifications
Room and door schedules
Door and wall types
Final review of building codes
Project specifications
Meetings with client as required
PART III – BIDDING/CONSTRUCTION ADMINISTRATION
Our services for this part include support of the bidding process.
SERVICES PROVIDED
Distribute bidding documents electronically including hosting project website
One bidder’s walk-through site visit if required
Answer bidder questions
Write addenda if required
Review product substitution requests
Review bid results with Client
Write Contractor-Client contract
Bi-weekly site review and client construction meetings (up to 6 total)
Shop drawing review
Monthly pay application review
Preparation of construction administration documents as needed (Supplemental
Information, Proposal Requests, and Change Orders)
Answer contractor questions (Request for Information)
Final punchlist review
Review of project closeout documents
Up to one site review(s) by Mechanical / Electrical Engineer
SERVICES NOT PROVIDED
Special inspections
Continuous or extensive site review, beyond amounts indicated above

FEE
We propose the services indicated above for an hourly fee not to exceed $38,000, plus
reimbursable expenses as indicated below. This proposal fee is valid for 30 days from the date
of this document.
AGREEMENT
This Proposal for Architectural Services shall be under the Public Works Consultant Pool Master
Agreement between CNH Architects and the City of Prior Lake. All terms listed in the Master
Agreement apply except as modified herein.
REIMBURSABLE EXPENSES
Reimbursable expenses include the following items and will be billed as they occur:
Miscellaneous B&W and color printing at cost
Mileage, at IRS designated rate
SCHEDULE
A project schedule has not been determined at this time however the intent is to complete the
work promptly to allow for use by firehouse staff.
We appreciate your using us for this work and look forward to proceeding with the project.
