RESOLUTION 26-135 A RESOLUTION APPROVING THE FINAL PLANNED UNIT DEVELOPMENT (PUD) PLAN, FINAL PLAT AND DEVELOPMENT AGREEMENT FOR VIERLING RIDGE
Motion By: Braid Second By: Churchill WHEREAS, Pulte Homes of Minnesota, LLC, a Minnesota limited liability company (the
“Developer”), has applied for approval of a Final Plat, Final Planned Unit Development (PUD) Plan, and Development Agreement for Vierling Ridge legally described as: Outlot B, MARLOW RIDGE, according to the recorded plat thereof, Scott County, Minnesota (PID 255810020); and WHEREAS, WHEREAS, WHEREAS, WHEREAS, WHEREAS, WHEREAS,
the Prior Lake City Council approved a Preliminary PUD Plan for Marlow Ridge and a Preliminary Plat known as Marlow Ridge Second Addition on June 23, 2026; and on June 23, 2026, the Prior Lake City Council approved Resolution 26-092 providing for the vacation of easements for roadway, drainage and utility purposes at 14091 Eagle Creek Avenue NE; and
Resolution 26-092 stated, the approval resolution vacating the easements shall be recorded at the Scott County Recorder’s Office following the recording of the Marlow Ridge Second Addition final plat; and the subdivision name has been changed by the Developer since preliminary approval, and the PUD is now known as Vierling Ridge; and the preliminary plat previously known as Marlow Ridge Second Addition is now known as Vierling Ridge; and the Prior Lake City Council considered the proposed Vierling Ridge Final Plat, Final PUD Plan and Development Agreement on September 22, 2026, and found it to be
in substantial compliance with the approved Preliminary PUD Plan for Marlow Ridge and Preliminary Plat of Marlow Ridge Second Addition; and WHEREAS, the City Council finds that the Final PUD Plan is compatible with the stated purposes and intent of Chapter 10 Article IV Division 4 Planned Unit Developments of the Zoning Ordinance. NOW THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF PRIOR LAKE, MINNESOTA as follows: 1. The recitals set forth above are incorporated herein. 2. The City Council approves the PUD Plan and Final Plat of Vierling Ridge subject to the following conditions: a. The Developer shall obtain the required permits from other state or local agencies prior to being applicable on the site.
b. The Developer shall address outstanding comments in the staff memorandum dated September 15, 2026. c. The Developer shall record the Final Plat within ninety (90) days after approval of this plat.
3. Resolution 26-092 providing for the vacation of easement for roadway, drainage and utility purposes shall be recorded at the Scott County Recorder’s Office following the recording of the Vierling Ridge final plat. Failure to record the Vierling Ridge final plat shall make Resolution 26-092 null and void. Passed and Adopted this 22nd day of September 2026. VOTE Briggs Braid Churchill Lake Hellier
