CONSIDER ENIVID FIRST ADDITION PLAT
JUNE 4, 1990
Enivid Realty Corporation and Staff are
requestin'1 preliminary and final plat approval
of "Eniv1d First Addition". This request
stems directly from the nearly completed
Development Plan Proposal to construct a new
County Market Grocery store. This plat is
bein'1 filed under Section 6-3-1 of the
Subd1vision Ordinance. This section allows
smaller plats to obtain both preliminary and
final plat approval at one hearing before the
Council.
staff and Enivid Realty Corporation have
worked diligently to prepare plans for this
summer's construction of a new 32,000 square
foot County Market Grocery Store. The
development effort involves the realignment of
Tower Street, Duluth Avenue, and easement and
road dedication. Both Enivid Realty
Corporation and Staff agreed that the volume
of land descriptive documents to process this
proposal necessitates a replat of Brooksville
Center 2nd Addition (see attachment - "Enivid
First Addition ")
In addition to eliminating difficult legal
descriptions, the plat also created Lot 1,
Block 2, of the Enivid First Addition. This
two acre parcel is currently subject to a
purchase agreement with Enivid Realty
Corporation to construct an auto repair center
later this year. Both Duluth Avenue and Tower
Street are platted in their conce~tually
a~proved location which is consistent w1th the
r1ng road concept previously adopted by the
City Council. Improvements for Tower street
and Duluth Avenue are covered in the
developers agreement previously entered into
with Enivid Realty Corporation for the TIF
project. Because this ~roperty was previously
platted no park dedicat10n is required. The
realignment of Tower street will require that
Tower Street addresses west of Duluth be

changed to a new street name. Staff suggests
$50.00 compensation be given to those fam1lies
or businesses inconvenienced by the change.
Also, all of Vine street is proposed to be
renamed to Tower street for purposes of
continuity in the Brooksville Center Shopping
District.
If approved, this plat will implement the
boundary adjustments previously a'1reed to in
the Development Agreement and br1ng one step
closer the July construction start up date.

inform you of an unavoidable delay in beginning site work and
construction of the new Super Valu store. Due to the lawsuit
of Gateway Foods for the IGA store and other legal matters
concerning the construction easements, we have been delayed
approximately 60 days. We have now resolved those legal
issues.
