Mark Koegler will be present to discuss a draft redevelopment plan for the Downtown as well as preliminary phasing, implementation and financing plans. We believe we have a site in the City of Prior Lake suitable for this development. The City of Prior lake Economic Development Authority developed the Waterfront Passage Business Park on the southeast end of the City several years ago to promote business opportunities in the City of Prior Lake. The 'business park is located within easy access to five major transportation routes. 1-35W, and 1-35E are located directly south and east of the site via the recently completed CSAH 21 (185th Street). Highway 169 to the north is directly accessible via CSAH 18 or CSAH 83, or via State Highway 13. The new Bloomington Ferry Bridge provides convenient access to both 1-494 and 1-94. The EDA has one 4.17 acre vacant parcel available for development. The park is fully equipped with all municipal services, including streets, sanitary sewer and water. The business park is also zoned C-5 (Business Park) and includes manufacturing/processing operations and offices as permitted uses. A 30,000 to 40,000 square foot building will easily fit on this site. In addition, the park is designated as an economic development district. The use of Tax Increment Financing is available for a qualifying project. The City of Prior Lake is an ideal location for a boat manufacturer. Prior Lake, a 1,200 acre recreational lake, is located fully within the City limits. The linear configuration of the lake is ideal for recreational boating. 16200 E1~~~et~~~~a;!.~~~~:~.~ Prior Lake.
