Re: The Wilds Villas - Burtness Unit
Structural Inspection and Review of Footings
Dear Mr. Staber:
Following our meeting at the site this morning, I have had a chance to
review the loads on the masonry bearing walls and footings at the patio
area. The architectural/structural plans somewhat ambiguously called for
these footings to be 24" wide by 8" deep. As you know, the footings were
poured anywhere from 21" to 24" wide. The maximum total design load on
these footings including the footings, masonry walls, precast concrete
plank, concrete topping slab and 100 psf superimposed live load over the
entire patio is about 3300 plf.
Wi th a 24" footing width, the net soil bearing pressure is 1660 psf.
With a 21" footing, the net soil bearing pressure is 1900 psf. Given the
heavy clayey soil conditions at the site, I would consider a safe ,
bearing pressure to be 2000 to 2500 psf. On this basis, I will accept
the footings that have been poured in this area including those that may
be less than the 24" specified.
Following my inspection this morning, I definetly concur that the work
is substandard, specifically, the formwork and reinforcing bar
placement. Although I do not condone the workmanship, I also do not
think that the structural integrity of the house will be compromised
by building on this foundation. Therefore, to avoid unnecessarily
delaying the project I will accept the footings as is.
I think that your comments in general regarding future footing and
foundation work and the proper procedure for handling revisions was well
spoken and hopefully will be heeded by all the parties concerned.

Structural Inspection and Review of Footings
Dear Mr. Staber:
This letter is in response to our phone conversation yesterday
concerning my footing inspection report of May 20, 1994.
The intent of my letter was to state that I was accepting all of the
existing recently poured concrete footings for the house. As I explained
in my report; I was not in any way condoning the poor workmanship (or
lack thereof) by accepting the footings. As the structural engineer for
this project, however, I did not feel that the structural integrity of
the house would be compromised by building on this foundation. I
apologize for any ambiguity in my earlier report.
