, Pursuant to a request from the EDA., the following'information is provided for your
consideration: '

1) Status ofland sale to Northland Forest Products, Inc.
Following the last BDA meeting, a letter was s,ent and telephone calls were made to Dick
Pyle to detennine ifhe retained an interesfin acquiring and developing a 4.5 acre parcel in
Waterfront Passage Business Park. Mr. Pyle indicated that ,he has optioned a parcelofland in
Shakopee and intends to develop at that loCation if various site issues are resolved to his
satisfaction. He cited concerns over "noise issues" with proposed residential development
adjacent to Waterfront Passage as the reason for rejecting the purchase agreement that was
previously provided.

2) Preparation and Marketing of Industrial Property Beyond Waterfront passage
As the BDA has cottectly noted, once the final parcel in Waterfront Passage is developed
there will be limited business/industrial property available for new development. Except for
scattered site parcels the only commercial/industrial property that is appropriately zoned and
within the MUSA boundaries are ,Deerfield and ,the Wensman property.
, The Wensman property (o~ County Road 42) is being actively marketed by the developer
for officelbusiness service use. To my knowledge they :have not requested marketing or
economic assistance from the EDA/City to support their development efforts. If the EDA
desires, I will schedule a meeting with the d,eveloper to discuss assistance with marketing and
economic incentives.
Deemeld Business Park represents the most viable option for additional industrial
development. To promote this activity will require the extension of infrastructure, platting of
lots and marketing to prospective businesses. 1 have previously provided the, current owner
(John Messenbrink) with an outline of steps to prepare the site and request BOA/City
participation via TIP. I have attempted to contact him several times this week to ascertain the
status of developing Deemeld Industrial Park. I know tha:t there are several points of contention
and pending litigation between Mr. Messenbriilk and the City. Based upon his lack of response,
it may be inferred that the Deerfield'lndustrial Park development is in a state oflimbo.
